TENANACY AGREEMENT
BETWEEN

TENANCY AGREEMENT BETWEEN MR./MS. MAHADI BIN MOHD YUSOP AND MR./MS. ABDUL RAHIM BIN MUHAMMAD Commencing Date: 30th May 2011 Expiry Date: 30th May 2017 This Agreement is made on the 30th May 2011 between Mahadi Bin Mohd Yusop, NRIC No: 750218-05-5569 of No 2483 Jln Mawar 11, Tmn. PD Utama,, 71000 Port Dickson, Negeri Sembilan, (hereinafter called the `Landlord`) of the one part and Abdul Rahim Bin Muhammad, NRIC No: 750415-01-6075, No:318 Jln College Hight 6,Tmn Colellege Hight,70400 Sikamat, Seremban, Negeri Sembilan (hereinafter called the `Tenant`) of the other part. NOW IT IS HEREBY AGREED as follows:a) The Landlord is the registered proprietor of all that land Mukim and District of Port Dickson together with a building erected thereto Port Dickson, Negeri Sembilan The Landlord has agreed to let the Tenant and Tenant has agreed to take the Demised Premises Mukim Port Dicson, Negeri Sembilan, for one term Seven (7) year commencing from 30th May,2011 and expiring on 30th May,2017 at a monthly rent RM1000.00 RM: One Thousand Only subject to the terms and conditions hereinafter appearing. WITNESS FOLLOWS:1) The Landlord agrees to let the Tenant and the Tenant hereby agrees to take the said Demised Premises for a term 30th May, 2011 and expiring on 30th May, 2017 at a monthly rent RM1000.00 RM: One Thousand Only.

-32. THE TENANT HEREBY AGREES WITH THE LANDLORD AS FOLLOWS:a) To pay to the Landlord on the execution of this Agreement the sun as described in Clause 9 of the 1st Schedule as Deposit (the receipt whereof the Landlord hereby expressly acknowledges) to secure the due performance and observance by the Tenant of the terms and conditions herein contained and shall be mainteined at this figure during the terms of this tenancy and shall not whitout the previos consent in writing of the Landlord be deemed to be payment of rent in advance and the same shall be refunded whitout interest to the Tenant on the expiration of this tenancy in accordance with Clause 4(b) herein less such sum or sums as may be due to the Landlord in respect of any breach by the Tenant in the due observance and performance of the terms and conditions herein contained. b) To pay to the Landlord on the 1st day of each calendar month commencing on the date described in Clause 10 of the 1st Schedule monthly rent in advance. c) The Tenant shall upon the execution hereof pay to the Landlord the sum as specified in Clause 9 of the First Schedule (the receipt of which sum the Landlord hereby acknowledges) as deposit for electricity, sewage, conserrancy and sanitary amenities used and enjoyed in or upon the demised premises,telephone (if any) and water charges. The said sum (less such charges as may than be payable by the Tenant under this Agreement) shall be refunded without interest to the Tenant on the termination of this tenancy and on production of all relevant receipts thereof, d) To use the Demised Premises for the purpose described in Clause 11 of the 1st Schedule. e) To keep the interior and exterior of the Demised Premises all the fixtures and fittings including sanitary, wall tiling, floor paving, gate, paintings on wall and ceilings all glasses in the window there of and all shutter, locks, fastening and fixtures, furnishing electrical appliances therein belonging to the Landlord in good the tenantable repair throughout the tenancy (fair wear and tear and damage by fire, storm and tempest and other inevitable cause beyong the control of the Tenant excepted). f) Not to assign, sublet or part with possession of the Demised Premises or any part thereof without the prior written consent of the Landlord.
