ts called the Sundial House. The dial idea could conceivably refer to the homes radial plan, but the moniker is really all about a graphic thats subtly painted on the exterior of the house at 1602 City Lights above W. Alameda Street. Thats an equinox line; thats a solstice curve, said architect Steve Oles, who designed the house for himself and his wife, Susan, as he pointed to parts of the diagram. I dreamed the sundial up in the Google SketchUp software, then I took a year after the house was built to verify it, in situ. It also makes a nice design, sort of like a thunderbird. One of the best features about this house is the amount of glass 32 linear feet devoted to the views to the east. In the daytime, thats the Sangre de Cristo Mountains, and at night its the twinkling lights of Santa Fe. This is an unsqueezed-accordion-shape plan and the 30-degree angle opens the main room to that huge amount of glass, Oles said. It has three slightly different views of the east aspect. In the middle of all that glazing, and anchoring the design, is a central fireplace finished with Arizona buckskin flagstone. The shape of the house, besides that fanned plan that celebrates the vistas, was determined to a large degree by the steep site. Builder Bob Kreger explained, Because it is in the escarpment zone, some rigorous grading and drainage and erosion control criteria were applied. Its very steep and the house steps five levels down the hill. Oles still has a sketch that he made on a napkin two days after he saw the site. Its very difficult. Its steep and almost unbuildable. Its almost illegal.

Paul Stevenson Oles has a masters of architecture from Yale University and is cofounder of the American Society of Architectural Illustrators. He worked for three years under Walter Gropius and has contributed illustration work for I.M. Pei, including on the Louvre Pyramid project in Paris. Both builder and architect have awards for the Sundial House. It was on the Parade of Homes in 2007, and, because of the strategies and materials employed by the Kregers, won a Silver Merit Award in the Excellence in Green Building category. In 2009, Oles won a Citation Award from the Santa Fe chapter of the American Institute of Architects for the Sundial House. The house, 3,390 square feet, has three bedrooms and three bathrooms. Other standout features include a steel entry pergola, a radial-beamed ceiling in the main room, walls finished with elegant American Clay plaster, and cherrywood floors in the kitchen and dining room. Its very well-insulated, Kreger said. It employs passive cooling in the summertime using operable skylights. Oles calls that stacked ventilation, which goes a step or two beyond cross-ventilation in its goal of exhausting warm air. The Sundial House is equipped with Pella windows and Kohler plumbing fixtures. There is a 600-square-foot basement. The area around the house has permaculture-based landscaping, and theres a 5,000-gallon cistern to store rainwater for irrigation. The 1602 City Lights property is listed by Don DeVito and John DeVito, Santa Fe Properties, for $1.15 million. Its also marketed through Santa Fe Properties affiliation with Christies International Real Estate.

anta Fe has sunshine nine out of 10 days, and right there is a sustainable energy source waiting to be tapped. During the energy crisis of the early 1970s, specially designed buildings that capitalized on solar gain for wintertime warmth became important in fact, Eldorado was a national leader in passive-solar design for many years. When the energy crisis waned, so did the impetus for solar design, although some builders have continued to incorporate passive-solar features in Santa Fe-area homes. By contrast, active solar applications have steadily risen over the years. These hightech panels or panel-like solar collectors convert the suns energy into electricity, or use it to heat water or air for household use. These technologies have become more efficient and in many cases the cost of using them has gone down. If youre thinking about going solar, the New Mexico Coalition for Clean Affordable Energy advises that you take your time and research your options solar hot water, solar hot air, photovoltaic and the size of the system you need and can afford. The coalitions online document How to Go Solar Using New Mexicos New Solar Energy Incentives also suggests that you check for solar-equipment restrictions in your neighborhood. A good first step before buying solar equipment is to invest in energy efficiency. Rein in air leaks by adding or renewing door and window weatherstripping; replace old appliances with new, Energy Star models; and start using compactfluorescent lights instead of conventional light bulbs just a few examples.

Bob Kreger, Kreger Design Build, whose Santa Fe homes have won several green-building awards, says conservation strategies come first, and solar collectors second. Because without conservation strategies, its like putting Vitamin C in a cigarette; its still a cigarette, he said. I strongly advocate, even in remodels, the unsexy process of applying conservation strategies first. Randy Sadewic, general manager of Positive Energy Solar Electric Systems, Santa Fe, zeroed in on another energywaster. I typically go into homes and find that 15 to 20 percent of the energy being used is for phantom loads [standby-power devices] that could be eliminated thats anything with a remote control or with a wall cube, anything with an LED, Sadewic said. Thats a 24/7 load and if we could get everyone in the country to turn those off when theyre not being used, we could close power plants. Once youve addressed energy efficiency, and if you decide to go with photovoltaics to generate your own electricity, the basic choice revolves around whether or not youre going to be connected to your local electric utility. In the last decade or two, the industry has shifted from off-thegrid installations to batteryless, grid-tied systems, according to Allan Sindelar, founder and president of Positive Energy and a specialist in off-grid applications. It has changed so fundamentally and so broadly, he said. It used to be beyond the reach of the powerlines and now most of what we do it tied in to the powerlines. As is pointed out in How to Go Solar, grid-tied, or net-metered photovoltaic (PV) systems are attractive because all of

the solar power gets used: if you dont use it, it goes into the utility grid and someone else does. Moreover, the document says, it increases local power generation on the grid, which is philosophically attractive, and benefits ratepayers generally (because the decreased load on the grid helps extend the life of transformers and other components, and avoids upgrades to the system). Sindelar said people get into PV for various reasons. First is the general green idea, that you should invest in your values, do the right thing, he said. Second is the economics, which is a strong motivator now. The cost has come down substantially in many ways. And then theres the independence, which has always been a factor for the off-grid people, although we are seeing more people who are on the grid
but who want some degree of preparedness for social or climate disruption. Its a small but growing body of inquiry. Off-grid systems typically include a bank of batteries to store electricity for use at night and on cloudy days. In line with the trend toward grid-tied systems, Sindelar said about 90 percent of the systems his company does have no batteries, and probably 85 percent require no maintenance. The only systems that need a bit of attention - basically just keeping up on lubrication - are those with sun-tracking mechanisms. The advantage to the tracker is that it increases the output almost 40 percent, said Positive Energys Sadewic. Part of that is more efficient operation from sitting up there like a kite, keeping cool, rather than being on a hot roof.
Sadewic said the average home installation is a 3-kilowatt system, consisting of 14 modules, and costs about $18,000. Offsetting that are tax credits: 30 percent of installed cost reimbursable through federal credits and 10 percent through state credits. That brings it down to about $10,800. That 3-kilowatt system generates about 420 kilowatt-hours per month, which at 11 cents per kilowatt-hour is a $46.20 savings, Sadewic said. Then you have REC (Renewable Energy Certificate) payments from the utility, which is 10 cents a kilowatt-hour. The 420 KwH times 10 cents is $42, and add that to the $46 and youre now looking at $90 of savings. On a typical non-winter day, the array will generate more electricity than you use. PNM lets you carry those credits forward so you can use them when you have lower production.
Sadewic said the company works with the client for the right system. One might want consumption and generation to even out to zero over a year. Another might want a smaller system because of budget concerns. Another might want to generate enough to also charge an electric vehicle or two. The bottom line, Sindelar said, is You can get a 4 to 5 percent return investing in PV, which is a pretty good deal. SolarWise, another Santa Fe company, handles the other side: solar heating systems and solar hot-water systems. He says solar thermal systems will give the fastest payback and the largest greenhouse gas reduction of all the renewable technologies. The panels, or collectors, in a solarthermal array use state-of-the-art materials including black chrome and a microscopic-bead layer that was developed at Sandia National Laboratory to trap the
suns heat. The heat is transferred to your house water heater or your forced-air or radiant-heating system. Althouse said about 18 percent of the suns energy is converted into useable energy in a PV system, while its more like 70 percent with solar thermal. Solar thermal pays the most. If you have a large load, like a spa or restaurant, you can get 20 to 25 percent return on your investment. Even if you have a big family, you can approach that. The cost of a basic hot-water system to serve four people and provide probably 90 percent of their hot-water needs is about $7,500, he said. And that cost will be recouped in about eight years. SolarWise also installs hot-air collectors, which blows warmed air through a vent in the roof. Those are a little less expensive because you dont have to tie into other systems.
He also offers consulting on passive-solar design and energy conservation, sales and installation of heat recovery shower drains and skylight reflectors, solar hydronic towel-rack radiators, and on-demand hotwater recirculators. If you get a solar-thermal array, you can take advantage of the same 40 percent tax credits you get with a PV array. To qualify for tax credits, the collector must be rated. With solar thermal, you do not get the renewable energy credit in New Mexico, although you do in California and Arizona. I think that should be changed. If you repace an electric water heater, youre still making it so PNM doesnt have to burn coal to heat your water. Every day the national news asks, Have interest rates bottomed out? Is the downward trend over? Have real estate values finished declining? What is the answer? From all I see, read and experience, the answers to all three questions are a resounding YES for this exceptional city. Santa Fe is the least expense resort city in the country and has not only the attention of baby boomers who are retiring here as fast as they can, but also attracts Asians, British, Canadians and people from south of the border who want a safer life. I recently worked with a Canadian who successfully purchased a home here. He commented that the strong Canadian dollar was definitely an incentive to purchase in Santa Fe, topped only by our more-than-fair-market values. The old stock market adage, Buy on bad news, may be true. The fact that our buying market is picking up proves it. We are filled to the brim every single day with Woe is us broadcast news, and when the national news on the financial condition of the country turns positive, watch out, because prices in this sought-after resort will zoom. My Canadian client will be even happier he bought on bad news and, when ready, can sell on good news. What about interest rates? What you hear and read about is true. Rates are still at an historic low. That means a low since the 1950s! A few months ago, I worked with a purchaser who complained about the rates being too high at 4.5 percent. She was convinced that rates would go lower, so she waited until the last week before closing to lock her rate. She closed at 4.75 percent. Rates in the 4 percent range are about as good as it gets. Go for it! I advise everyone wanting a home in Santa Fe to buy it right now. In the second week of June, the interest rates rose for two days as a result of a negative economic statistic being less negative than anticipated. Strange! The national mortgage market is looking for any reason to increase interest rates. Yes, every element of the real-estate world in Santa Fe has bottomed. In my opinion, this is crystal clear. Another reason not to wait for lower prices that will probably never happen is the interest rate effect on the total cost of your home. A 1 percent increase in the rate of interest will cost approximately 20 percent more for the total cost of the home if you finance 70 to 80 percent of the price. So, listen carefully to the 6 oclock news and read newspapers like you are a detective, to determine the moment when financial markets begin to turn. Look for signs that the economy is less negative or even positive in some areas. But do not look too long. Call your Realtor and make that purchase because when the news anchors begin smiling

Thus the second amazing fact about Villa Alegre: its expected to qualify for the U.S. Green Building Councils highest award: a LEED (Leadership in Energy & Environmental Design) Platinum certification. Albuquerque has done LEED Platinum, but Albuquerques a lot easier to build in, said the Housing Authoritys executive director, Ed Romero. Its a lot easier to build a four-story LEED Platinum project there than a Platinum townhome community in the historic district in Santa Fe. Major green points come from recycling demolition and construction waste; the installation of a sophisticated, ground-source heat pump system; 2 x 6 frame construction with efficient insulation; and the use of solar arrays on most of the rooftops. The collection of photovoltaic panels, comprising a 240-kilowatt system, is designed to provide 40 percent of all the electricity used by residents.
Because the project is in the historic district and it is still verboten to have solar panels visible in the historic district, these buildings have extra-high parapets: 24 inches rather than the usual seven or eight inches. This gives the project a distinctive look, with a larger space between windowtops and the roofline. The contractor is Pavilion Construction of Portland, Oregon. Duty & Germanas Architects, Santa Fe, designed the project. The new community boasts a pleasing variety in both home designs and streetscapes - nothing like cookie cutter housing boxes marching down straight streets. The project also is stepped back from Alameda Street with only single-story homes on the street and the two-story units further in. There are two sides to the project that is coming online this month: a 60-unit family project, made up of
2-bedroom and 3-bedroom homes; and a 50-unit senior citizen project, most of those 1-bedroom homes. There are two community buildings, that on the senior side equipped with a commercial kitchen. Romero hoped to have a certificate of occupancy for all 50 of the senior units on July 1, and for the 60 family homes later in July. We believe well be 100 percent leased on this site by Aug. 1, he said. Construction on the second parcel, just east of the Salvation Army, has not yet begun. It will be developed by the Housing Authority as 28 units for senior citizens and 10 units of workforce housing. Romero said the project will be given a different name to establish its own identity. The Housing Authority is aiming for the senior-citizen residences to go beyond the energy-efficiency at Villa Alegre: to a net-zero scenario, where energy usage balances energy generation/conservation over a years time. A couple of years ago, all this acreage held 104 public housing units, 40 years old. We did an analysis and found that it would have been about $12 million to get it all up to standards, and $23 million to redevelop, which is preferred by HUD, Romero said. When the latter route was chosen and demolition planned, the residents were given HUD vouchers with which they could find alternate housing in town for about what they were paying at the old projects. We thought we would have up to 50 people coming back here, but now I think it will just be 10 or 15, Romero said. Its been two years and a lot of people, even though they had first option to come in here, they have settled in somewhere else and would prefer to stay. Planning for Villa Alegre began in 2006. In 2007-2008, the Housing Authority assembled a charette team and came up with the development plan. Then came the national credit crash. It was 2009, and with the help of a tax-credits program, that Romero said we finally got some traction. According to the New Mexico Mortgage Finance Authority (MFA), the 2009 American Recovery and Reinvestment Act provides $2.25 billion of grant funding to cover gaps in financing for low-income housing construction. The Villa Alegre project netted nearly 21 percent of New Mexicos allotment of this Tax Credit Assistance Program (TCAP) money or $2,881,067 of $13,876,558. The deal for the senior side would have been very difficult, but then we got TCAP money through the MFA and then we won a Capital Fund Recovery Competition grant, one of only about 14 authorities in the country to win it. The total project cost is close to $32 million. Besides the MFA, funding came from Aegon Group, Los Alamos National Bank, and Dions Bank, plus the project won a federal green-construction grant of more than $5 million. The family housing and senior housing sides are separately owned and operate independently, Romero said. The Housing Authority is a 1 percent partner on both sides, and were the managing partner and the general partner. Monarch Properties will manage the project for us. The reason for that is that its a pretty complex financial deal that we cut here. There are probably 10 different funding sources, requiring a variety of operational agreements.
Romero said Aegon LLC is the equity investor for the parcel that has already been developed. The other parcel will have a different equity investor. We are negotiating with that entity and we will hopefully have a signed letter of intent to move forward on Friday [June 24]. Construction activites are winding down at Villa Alegre, and it may be a while before work begins at the other site, and Romero said the jobs have been an important aspect. Weve employed a lot of people on this project. When
everything had gone to hell last year, we had like 200 people working here. Were really proud of that. The developments on both parcels will be a totally nonsmoking. Darlings, Ahhhh, tomorrow is the Fourth of July Pancake Breakfast on the Plaza. The one time of year when I can enjoy guilt-free pancakes. Well, Lady Fingers, I know the glycemic index is always the same (through the roof), but I feel so patriotic. Last month it was the Buckaroo Ball redux at the Railyard and this month its the 35th year for Pancakes on the Plaza. Theres always something exciting to do in this City Different verdad, amigos? It was at the Barker-oo Ball cocktail party (Barker Realtys pre-party to the Buckaroo B) that I discovered Michael Umphrey (formerly with Prudential, NOW with Barker) strumming his guitar and sounding as good as he did when he was with the New Christy Minstrels in the 70s and 80s. Yes, Tootsie Rolls, that gig was before Michael moved permanently to Santa Fe, went into real estate, got married, had a child, and started living the happily ever after chapter of his life. Kittens, it seems that most every Realtor I know had a different career before entering the rollercoaster ride of a lifetime known as the Real Estate Profession. Some are still capable of satisfying their right-brain desires while simultaneously functioning fully as a successful Realtor. Known to us in the biz as Bob Cardinale (Sothebys), the art world recognizes him as Roberto Cardinale, wood sculptor extraordinaire, who creates small churches, missions, and synagogues as his tribute to spiritual places. A spiritual man himself (he was briefly many years ago - a Benedictine monk), he has a great sense of humor and never once reprimands us when we call him Father Cardinale. (Right now, Im asking him to intercede for rain am I asking the wrong guy??) Another Realtor who finds time to exercise the right brain is Barbara McIntyre (McIntyre Real Estate LLC). Her passion for books and art is right up there with her passion for commercial real estate. (And kayaking and skiing and tennis, even bocce ball. Good grief.) Her latest achievement is the beautiful, largeformat book coming out this month, The Rio Grande: An Eagles View, for which
she was the managing editor. Published by the nonprofit organization WildEarth Guardians, the book chronicles one of the worlds most significant rivers and one we personally know and love. Then we have that very small percentage of Realtors (less than 5 percent, Im sure) who were led by some sort of divine guidance into real estate as their first and only career. Take the divine Neil Lyon (Sothebys), for instance. I think he was born a Realtor. Oh, maybe not, Cheesecakes, but I do know for a fact that hes an SOB (Son of a Broker did I get you on that?). His father, Victor Lyon, started Tacoma Realty in Tacoma, Washington, in 1948. Neil received his BS in real estate finance from the U of Oregon in 1975 (and, Cutie Pies, hes been burning up the real estate highway ever since). His father had some wonderful words of wisdom, such as, Selling is telling the truth attractively, and Success is doing the right things well, often enough. An unforgettable trademark of Victors was his broom. Whenever he had an open house or a showing, he would arrive early, get a broom and start sweeping the entryway or driveway so that people could see the pride and care he took in his listings. Hmmm, Ive caught Neil doing the same thing. Apparently it works, Pumpkins. Success is Neils middle name. Another Realtor from the get-go is gogetter Clara Dougherty (Dougherty Real Estate). A native of Santa Fe (her family, the Lucero family, has been in New Mexico since 1689), Clara earned her masters degree in finance with an emphasis in real estate from the U of Arizona and started selling real estate in 1980. I remember being so impressed when I met Clara way back then, because Id never encountered a Realtor who actually had a degree in real estate. What a phenomenon, I thought. (Thats probably because I was entering the real estate profession with a background

in psychiatric nursing, which, my little Cuckoos, did turn out to be incredibly helpful.) By the way, just because Clara and her husband, David (qualifying broker for Dougherty Real Estate), are homegrown natives of Santa Fe, dont make the mistake of thinking they dont get around. Their most recent excursion was bird hunting in Uruguay. After their Perdiz hunting, they stopped in Buenos Aires (the cultural hub of South America) and enjoyed an opera at the famous Teatro Colon. Hows that for exotica? Speaking of which, Karen WolfeMattison (Sothebys) was on an exotic cycling trip through Provence, when she suffered a one-person bike accident resulting in a fractured acetabulum (an essential part of the hip joint). After a stay in a French hospital, she was airlifted (via private jet) to the UNM Hospital (where her doctor daughter, Rachel, is doing her residency), and now Karen is getting used to the reality that her cycling is over for the summer. ts July and that means its the time of year for the Behind Adobe Walls home and garden tours offered by the Santa Fe Garden Club. The tours take place on two consecutive Tuesdays, July 19 and July 26, from 12:30 p.m. to 4:30 p.m. Each day, participants travel on a bus accompanied by Santa Fe Garden Club hostesses to visit and tour four private homes and their owners standout gardens. Tour tickets are $75 each day. The buses depart Hotel Santa Fe, 1501 Paseo de Peralta, at 12:30 p.m. Participants who would like to share an optional pre-tour lunch ($20) at the hotel should be there at 11:15. The garden club also has an ongoing series of Pequeo Tours. Visit some of Santa Fes finest homes and gardens on private tours offered mid-April to mid-October. Each participant pays $45. The tours feature up to three residences on a Santa Fe Garden Clubhosted tour of three or four hours. Proceeds from these tours benefit many Santa Fe and New Mexico projects in conservation and horticulture. The Santa Fe Garden Clubs primary community-garden project is the New Mexico Museum of Art courtyard garden. Each Monday during the growing season, before the museum opens, green apron-clad club members can be found planting, weeding, watering and the ubiquitous garden activity: removing spent blossoms and dead leaves to maintain the beauty of the courtyard, according to Janet Zlatoff-Mirsky, the clubs publicist. Another project is the ethnobotanical garden, planted by the Santa Fe Garden Club in the summer of 2003, at the Museum of Spanish Colonial Art. The club maintains a stretch of the Santa Fe River under the auspices of the Santa Fe Watershed Association. And the garden club gives an annual endowed memorial scholarship for environmental design to a deserving Santa Fe Community College student. The Behind Adobe Walls tours often sell out, so reservations are necessary. Many buyers do not disclose their motives or ideas to real-estate brokers for fear that someone else will scoop their idea and make all the money. They often want to get the information they think they need and disclose very little. These buyers are taking a huge risk and often they are so focused on a short-term gain that they end up with a long-term mess. None of us is as smart as all of us. Create a team of professionals to help you execute your plan. Yes, the term professional implies that these people will be paid for their work and if youre thinking that your profit margin is coming from doing the work of these experts, dont fool yourself. Your investment team should include a real-estate broker that you like and trust. A local broker with years of experience can use that knowledge to find you
properties that can earn cash flow and develop equity. Next, you will need a contractor who gets along with you and your broker. Contractors work well with investors; their knowledge and experience can troubleshoot problems that often are the difference between profit and loss. If your contractor knows that you will be a return client, they often go out of their way to give you the best of their abilities. Finally, get a property management company that understands your goals. Avoid leasing your own properties unless you have professional experience. Property management is not easy and can be contentious and litigious. Property managers know the laws and practices that will get your properties rented and keep them rented. Fall seven times, get up eight. As evidenced by the remaining investors, brokers, and contractors, the key to survival and success is to get back up and keep fighting. Lets face it, real estate investing is tough. But if you are looking
for the potential to earn some money and develop long-term wealth, there are opportunities for you. Never lose sight that the journey is the reward and is best shared with others.
