Wilmette Homebuyers Finding One-Of-A-Kind Homes At Conversion Of Historic Mallinckrodt In The Park
WILMETTE, ILL., December 7, 2010 -- There are cathedral ceilings, and then there are cathedral ceilings. The difference is apparent at Mallinckrodt in the Park in Wilmette, where a handful of floor plans have been carved out of the historic buildings five-story chapel giving homebuyers the opportunity to create a one-of-akind residence on Chicagos North Shore. Mallinckrodt in the Park is the adaptive reuse and condominium conversion of the former Mallinckrodt College, located at 1041 Ridge Road, just north of Lake Avenue in Wilmette. The community offers maintenance-free living for active adults age 55 and over. The development is now down to its final two chapel homes after two sold earlier this year, according to Reuben Warshawsky and David Rosen, co-managers of Mallinckrodt Renaissance LLC, the partnership selling the remaining 17 units in the community. Unit 313, a 2952-square-foot two-story penthouse, has soaring 30-foot ceilings, twostory arched windows and ornate columns. The floor plan calls for two bedrooms plus a den and 3 baths but can be customized by the homebuyer, who can elect to either finish out the unit on their own or work with Mallinckrodt Renaissance on the build-out. The home is priced at $750,000 unfinished and includes two deeded indoor heated parking spaces. Unit 211 has vaulted ceilings, arched windows and columns adorned with plaster cherubs. It features 2,134 square feet on one level with two bedrooms, 2 baths and a balcony. The buyer of this home can also finish out the unit to their own specifications. The home is priced at $525,000 with standard finishes and includes two deeded indoor heated parking spaces. These two condominiums offer something very special to homebuyers who want to live in truly inspired surroundings, said Warshawsky. There is nothing else like this on the North Shore.

Rosen and Warshawsky recently conducted a private tour of the two available homes as well as a penthouse that was purchased, built out and occupied earlier this year. The buyers of that penthouse took just six months to transform the raw, unfinished space into a completely restored 3,000-plus-square-foot luxury home. They worked with a team of contractors, architects, interior designers and restoration specialists to preserve the homes historic architectural features while adding modern amenities like a gourmet kitchen, low-voltage lighting, multi-zone HVAC system, and whole-house structured wiring for audio and video. The owners reclaimed square footage from the homes volume spaces in order to create additional living areas, home office/workroom space and a large amount of storage. Meanwhile the homes entry hallway, dining room and living room take full advantage of the former chapels columns, arches and stepped domed ceiling to create open and dramatic spaces for entertaining. Mallinckrodt Renaissance LLC has sold 16 homes since acquiring the project late last year and reducing prices by an average of 35% to 40%. They also recently succeeded in lowering the minimum entry age from 62 to 55. Weve had a busy fall with buyers responding to our pricing and the lower entry age, said Rosen. Another thing that people really like about Mallinckrodt is that almost every home is unique. But that also means that once its sold, its sold. Available floor plans include one bedroom, one bedroom plus a den, two bedrooms or two bedrooms plus a den, 1 to 3.5 baths, and 1,148 to 2,952 square feet. Prices range from $235,000 to $750,000 including one or two deeded indoor heated parking spaces. A sales center and decorated model for Mallinckrodt in the Park are open Saturday and Sunday and by appointment. Holiday open house hours are from 1 pm to 3 pm.
