sonnson Ml Controls rey Sequence of Operation ~ Building Management System 1. FRESH AIR HANDLING UNIT WITH HRW SYSTEM DESCRIPTION ‘The Fresh Air Handling Unit supplies conditioned airflow to the Air Handling Units at desired temperature based on the set points. The FAHU control is comprised of the following sensors / actuators: Supply, Return and Exhaust Fan VFD CHW PICV 2way Valve with Actuator Hot Water Valve with 3way Actuator and Pump Pre and Bag Filter with DPS Fresh/Return/Supply Air Temp / Humidity Sensor (On/O# Coil Temp Sensor for CHW Coll and HW Coil Fresh and Return Air Damper Heat Recovery Wheel Exhaust Air Velocity Grid 10, U-V Section AUTOMATIC CONTROL Unit Enable The Automatic Control Sequence shall be enabled based on the following conditions: 1. The FAHU Supply Fan should be in “AUTO" Mode 2. The FAHU Supply Fan “TRIP” signal is in “NORMAL” state. 3. No Alarms Present ‘Once the above conditions are satisfied, FAHU will automatically start by ‘ENABLE’ button on the graphics (workstation) by operator. Once enabled, BMS (DDC Controller) will automatically execute the following sequence based on the user ‘SETPOINTS’ Supply/Return Air Fan Control (Once the Unit is enabled from BMS, the Fresh and return Air Damper is commanded to open. Upon receiving the Damper Open Status, the Supply and return Fan is commanded to start at fixed speed which is user adjustable from BMS. Extract Fan Control The exhaust fan shall be VFD controlled and is to run continuously. The fan motor is controlled by a signal from the velocity grid located downstream of the ERV exhaust to ensure the air flow remains constant irrespective of the speed of the basement car park exhaust fan. The exhaust fan command is. interlocked with MSFD status installed downstream on exhaust duct. The MSFD is controlled by FACP panel and in event of fire the MSFD will close. Johnson A Controls rey PICV CHW 2way Valve Control When the Unit is enabled from the BMS, and the Supply and return fan run status is confirmed, the BMS. shall commence controlling the PICV Actuator to maintain the CHW Coll off coil Air temperature. Off coil temperature setpoint is user adjustable from BMS. HW 3way Valve Control When the Unit is enabled from the BMS, and the Supply and return fan run status is confirmed, the BMS shall commence controlling the HRW 3way Valve Actuator to maintain the supply Air temperature. ‘Supply air temperature setpoint is user adjustable from BMS. HW CIRCULATING PUMP. The hot water circulating pumps will start if the 3way HW actuator starts to modulate, and opening is more than 5%. The pump will stop running when the 3way valve position is less than 5% open. Heat Recovery Wheel Control When the Unit supply and return fan run status is confirmed, the BMS shall commence to control the heat recovery wheel. Ifthe return air temperature is less than fresh air temperature by 2 deg C the DDC controller will command the HRW to start. UV Section When the Unit exhaust fan run status is confirmed, the BMS shall command the U-V section to switch (On. Ifthe exhaust fan switches off the BMS will command the U-V section to Off. Faults & Alarms The BMS shall monitor the hardware trip signal from the supply and return fan VED. In case any trips, the BMS shall completely disable automatic control, and display the trip alarm on the Graphics page. In addition to the hardware trip signal, the following alarms shall be generated via the BMS: ‘+ Fan Fail Alarm ~ Generated in case the Airflow DP Switch status is not received within 2 minutes after the command is sent In case of any of the above alarms, the BMS shall completely disable automatic control, and display the alarm on the Graphics page. Dirty Filter Alarm ~ The pre-filter and bag-fiter are provided with individual differential pressure switches to indicate the dirty status on the BMS graphics. re Condition Inthe event the DDC receives an active fire signal dry contact from the FA System, the Fresh Air damper shall be commanded to close, and Unit shall be disabled automaticaly. Johnson JG Controls ere Unit Disable ‘When Auto Mode switches are in ‘OFF’ position or the Unit is ‘DISABLE’ via the BMS Graphics, the BMS shall command the unit to the following position: ‘+ AHU Supply/Return Fan - OFF © CHWPICV Actuator : CLOSE (0% open) + HRW 3way Actuator - CLOSE (0% open) ‘* Fresh/extract Air Damper + CLOSE (0% open} ‘* Hot Water Circulating Pump. - OFF 2, FAN COIL UNIT ‘SYSTEM DESCRIPTION The Fan Coll Unit supplies conditioned airflow to the space to maintain the desired/design room temperature based on the set points. ‘The FCU system comprised mainly of the following equipment: ‘+ Three Speed Supply Air Fan ‘+ CHW PCIV Cooling Coll 2-way Valve © Thermostat AUTOMATIC START-UP SEQUENCE ‘The FCU Supply Fan is under the dictates of FCU Controller. The start/stop of Fan Coll Unit is based on ‘operator command and will be enabled by the Occupancy mode. When the system is OFF: © FCU Supply Fan : ort + 2-WayCHW Control Valve - Lose Supply Air Fan Control After the system enable command issued by the operator the thermostat will give START command to FCU supply fan. Based upon the setpoint FCU speed is modulated in Low, medium and High speed. Ifthe setpoint is above Return Temp value, then FCU runs in low speed and if the setpoint is less than the return temp value the fan will run at low speed. Temperature Control ‘The return air temperature sensor (RAT) or space temperature sensor will sense the temperature and transmit the signal to the FCU Controller. Johnson JG Controls eee ects ‘The FCU Controller then compares the read values of actual temperature and temperature set point and generates an output to modulate the cooling valve. This accordingly operates the valve actuator to achieve the set point conditions. SET POINT SCHEDULE The BMS operator can adjust the temperature set point (Cooling Coll set point) from the thermostat bbased on the space condition and using schedule the operator can select occupied and un-occupied setpoint based on the operational hours.
