LEASE CONTRACT FOR AGRICULTURAL LAND

In Calera de Tango, on the ___ day of ___, ___, there appear Mr. ________, Chilean, married,
farmer, Identity Card No., with address at _________, hereinafter, the "Lessor", and Mr. ________,
Chilean, single, farmer, Identity Card No., with address at _________, hereinafter, the "Lessee",
who have agreed to enter into this lease contract for agricultural land, according to the following
clausesnomo, identity card No., domiciled at ______, hereinafter referred to as the "Lessee", who
have agreed to enter into this lease agreement for agricultural land, in accordance with the following
clauses:

FIRST: The Lessor declares to be the owner of the property located at Parcel N __, Santa Flora, Lo
Infante, commune of ______, Tax Appraisal Number ______, and in such capacity to be
empowered to enter into this contract.

SECOND: By this act, the Lessor hereby leases to the Lessee, who takes and accepts for himself a
portion of the property specified in the preceding clause, corresponding to 7 hectares, which will be
used for agricultural purposes.

THIRD: The lease term shall be four years, starting on _______.

FOURTH: The rent for the lease shall be $4,000,000.- (four million pesos) per year, which shall be
readjusted according to the CPI. Said rent shall be paid as follows: In two equal and successive
semi-annual installments, each in the amount of $2,000,000.- (two million pesos), payable during
the respective lease year, with payment due on June 15 for the first installment, and December 15
for the second installment.

FIFTH: The leased property shall only be used for agricultural crops. The Lessee is prohibited from
subletting, assigning or transferring the lease without the express authorization of the Lessor.

SIXTH: It is hereby stated for the record that the leased property has water rights corresponding to
the leased property, which will be charged to the lessee, and which will be divided according to the
leased hectares.

SEVENTH: The lessor-owner expressly authorizes the lessee to avail himself of all kinds of
benefits that could benefit the leased property, especially the incentive system for the recovery of
degraded soils or other similar ones, and waives the right to apply with the individualized surface.

EIGHTH: The Lessee declares to have received the leased property to its entire satisfaction, which
is in good condition, use, conservation and closure, and undertakes to return it in the same condition
at the end of this contract.

NINTH: The Lessor declares under oath, and for the purposes set forth in Law 18.985, that it pays
taxes based on the presumptive income system.

TENTH: This contract is signed in two copies of the same wording, one of which shall remain in
the possession of each of the parties.
