(herein referred to as VB)! Our fi rm provides qualified employees with the opportunity
to understand the mortgage origination business while helping borrowers around the country
fulfill their dreams.

Here at VB we strive to provide all of our employees with a productive, challenging, and
compliant working environment that encourages individual accomplishment through
continuous training and support. We will do our best to give you the tools, systems and
supervision to help you accomplish your goals.

What we need from you

You will find enclosed a number of documents that need to be executed prior to your
employment with us. As a Branch with VB, you are required to be a Full-Time W-9 Branch.
You are required to W-2 yourself and all employees of your company as stated by the law

up now and form a company later. We do have instructions for this once signed up.

What happens next?

After we receive your completed new hire packet, we will perform a background check and
potentially contact some of your references. After reviewing your information we will contact you
with the next step on getting set up.

investigative consumer report may be requested that will include information as to my character,

PASSWORDS:

On employment, all entitled users are given a network username and password. Your
username will remain the same for the duration of your employment and will only be changed
in exceptional circumstances. Your original password is used initially for all services to which
you are entitled, but cannot be changed for each service individually. However, changing a
password for one service does not change it for any others. Only exception to this rule is our
NETWORK and EMAIL passwords, which are always the same.

General Password Rules:

For technical reasons, different services have differing rules on passwords. For example:
Your network password must be at least 6 characters.
Passwords must be changed every 30 days and you cannot re-use any of your
previous 5 passwords.

For specific information on how to change a password for each service we provide, see the
€ Changing Passwords in Dashboard.

Given the above constraints, there are some general Do's and Dont's that can be applied to
the setting of passwords for all services:

DO
Think of a password before you change it (trying to think of a password when trying to
change it can lead to your being locked out of that service).
Change passwords when you first receive them.
Select a password that is hard to guess; do not use a word that would appear in a
dictionary.

Use a combination of uppercase, lowercase, digits, and punctuation characters.
Examples of good passwords are:

o Heer_WE_go!
Apply a theme to your passwords so that they are different for all services but
memorable to you.
Use at least 6 characters.
Change passwords frequently or immediately, if you suspect that there has been
unauthorized usage of your services by a third party.

DO NOT
Change your password while someone is looking over your shoulder,
Leave your password(s) in a place where they can be seen by anyone, including on a
post-it stuck to your computer!
Write your passwords on a piece of paper marked passwords.
Use the same password for all services, as if someone finds or cracks your passwords,
all of your services could be compromised,
Use an obvious password, such as your name, username, a blank password, the word
password, or any word that can be found in a dictionary.
Give your password to someone else.

Take Care with Passwords


Remember that passwords are always used in conjunction with a username, so ensure
that you have also typed your username correctly. Often an error message reporting
an incorrect password is actually due to the incorrect typing of a username.
Often passwords are not displayed on screen, or are displayed as masked by asterisks,
i.e. *******, so be careful when typing them in. If you think you have entered any
character incorrectly, its best to delete all the characters and retype the password.
Many passwords are case sensitive, i.e. a G would be distinct from a g, so when typing
your password, ensure the your caps lock is not on.
Sometimes you can confuse capital O with zero 0, or lower case L (l) with one 1, so be
careful.

LOAN FRAUD ZERO TOLERANCE
THE SUBMISSION OF A LOAN APPLICATION CONTAINING
FALSE INFORMATION IS A CRIME!

Types of Loan Fraud:


1. Submission of inaccurate information, including false statements on loan
application(s) and falsification of documents purporting to substantiate credit,
employment, deposit and asset information, personal information including
identity, ownership of real property etc.
2. Forgery of partially or predominantly accurate information.
3. Incorrect statements regarding current occupancy or intent to maintain minimum
continuing occupancy as stated in the security instrument.
4. Lack of due diligence by broker/loan officer/interviewer/processor, including failure
to obtain all information required by the application and failure to request further
information as directed by Borrower's response to other questions.
5. Unquestioned acceptance of information or documentation that is known, should
be known, or should be suspected inaccurate.
a. Simultaneous or consecutive processing of multiple owner-occupied loans
from one applicant supplying different information on each application.
b. Allowing applicant or interested third party to assist with processing of
the loans.
6. Employee's non-disclosure of relevant information.

Impact of Loan Fraud:


The effects of Loan Fraud are costly to all parties involved. VB stands behind
the quality of its loan production. Fraudulent loans cannot be sold into the secondary
market and, if sold, will require repurchase by VB. Fraudulent loan damage our
reputation with our investors and mortgage insurance providers.

The price paid by those who participate in Loan Fr aud is even more costly. The
following is a list of a few of the potential consequences that may be incurred:

Consequences to Employee:
1. Criminal prosecution.
2. Loss of lender access due to exchange of information between lenders,
mortgage insurance companies including submission of information to
investors (Freddie Mac/Fannie Mae), police agencies and the State Licensing
Agencies.
3. Civil Action by VB
4. Civil action by applicant/borrower or other parties to the transaction
5. Loss of approval status with investors

LOAN COMPLIANCE... L OAN DISCLOSURE
Each employee must be aware that if you take an application on a borrower and make a
verbal and/or written offer to such borrower that the employee is fully responsible for sending
out fully completed disclosures within 3 days of making the written/or verbal offer. They must
include, but are not limited to 1003, GFE, and Broker Fee Agreement along with any other
state specific disclosures.

Please be advised:

The GFE and Broker Fee Agreement must match exactly. The Broker Fee and YSP,
along with any discount points paid by borrower to buy down the rate must be
disclosed. The application fee and the processing fee must be disclosed.

Re-Disclosing:

Please note that if there are any changes in the loan amount and/or fees you must
also re-disclose to the borrower again. All disclosures must be kept in the file
mandated by banking law.

COMMISSION SCHEDULE

As and for compensation as a Virtual Loan Advisor, VB shall pay Associate a Commission equal to the Net Profit
of the branch managed by Associate, according to the schedule below, less usual and customary payroll and
other deductions required by law, subject to all applicable laws, rules and regulations, including without
limitation, RESPA, HUD regulations and mortgagee letters, and state law restrictions.

Net Profit, as contemplated herein, shall be calculated as follows: Gross Revenues from loan originations,
minus 3rd party fees paid by VB.

Gross Revenues shall mean all monies earned by VB through originating, negotiating, securing, processing
and administering the brokering or closing of mortgage loans directly attributable to the operations of the Loan
Officer during the applicable period. Gross revenues shall not include bona fide third party fees, including, but
not limited to credit report fees, title charges, application fees, processing fees, lender fees and appraisal fees,
collected from borrowers. There will be a $100/mo. IT fee for each Branch and $28/mo. per Loan Officer.
