Land Owner Developer Location Land Area Project Type : Mr. Abu Ishaque Siraji : BIO Properties Ltd. : 1/2, Block E, Lalmatia R/A, Dhaka. : 8 kathas (more or less). : 6 (Six) storied Commercial building. 1 (One) Level Basement for car parking and Ground Floor to 5th floor for Office spaces. : The developer proposes to design & construct a 6 (Six) storied Commercial building consisting of 1 (One) car parking floor at basement and 6(Six) Commercial floors above. There will be more or less 4600 sft. Commercial area in each floor having 2 nos.(Two) Office spaces measuring more or less 2300 sft & Ground floor 3000 sft.(more or less). 07. from RAJUK. 08. Portion of Landowner : The Land Owner will get 50% of build up Office spaces with 50% of car parking spaces. The land owner will also get non refundable amount of Tk.30,00,000/- (Thirty lac) only at the time of signing the agreement, Tk.25,00,000/- (Twenty five lac) only at the time of executing power of attorney & Tk. 25,00,000/- (Twenty five lac) only handing over the proposed Land. 09. Portion of Developer : The developer will get rest of the 50% build up Office spaces area and 50% of car parking spaces. : The land should be handed over to developer at the time of signing the agreement and power of Project Duration : 24 (Twenty four) months with 3 (three) months grace period from the date of proposed project approval

Ground Floor for Car Parking and 1st floor to 5th floor for Apartment. : The developer proposes to design & construct a 6 (Six) storied residential building consisting of 1 (One) car parking floor at Ground floor and 5 (five) residential floors above. There will be more or less 4600 sft. apartment area in each floor having 3 nos.(three) apartment measuring more or less 1533 sft. each. 07. from RAJUK. 08. Portion of Landowner : The Land Owner will get 50% of build up Apartment area total measuring 11,500 sft. moor or less and 50% of car parking spaces. The land owner will also get non refundable amount of Tk.25,00,000/- (Twenty five lac) only at the time of signing the agreement, Tk.25,00,000/- (Twenty five lac) only at the time of executing power of attorney & Tk. 25,00,000/- (Twenty five lac) only handing over the proposed Land. 09. Portion of Developer : The developer will get rest of the 50% build up Apartment area and 50% of car parking spaces. : The land should be handed over to developer at the time of signing the agreement and power of attorney in favor of BIO Properties Ltd.

ANNEXURE
STRUCTURAL AND GENERAL ENGINEERING ASPECTS

Structural Features:
All structures will be designed by the reputed professional Engineers of Bangladesh on the basis of (ACI) and American Standards of Testing Materials (ASTM) Codes. The Building structures will be designed to withstand earth quake tremor up to 7.5 on Richter Scale & wind velocity up to 250 Km / hour. Building foundation on R.C.C. mat / situ pile / footing as the case may be on the basis of soil report. Proper subsoil investigation and soil composition comprehensively analyzed by latest equipment and laboratory techniques will be done by reputed professional firms. Roof top finish will be lime terracing of 4 thickness (average) and Termite treatment in ground floor surrounding the building. Pudlo cement and adhesive will be used as and where required. Comprehensive section by section checking and testing of all steel reinforcement by professional Designers and supervising Engineers. Systematic testing of concrete and other completed work samples at every stage from quality control lab (BUET).

Major Structural Materials:


Deformed mild steel bar will be used as per design for reinforcing work made from billet having yield strength of 60,000 psi or 40,000 psi in accordance with designers specification). (Rahim Steel /Bashundhra/BSRM) Crusherd stone and chips from picket bricks (Savar) for R.C.C. work will be used as per requirement of building. Best quality local cement (Holcim, Scan, Simex) will be used. High quality fine aggregates meeting the specifications of ASTM. First class bricks for all masonry works. All structural materials including steel, cement, bricks, Sylhet sand and other aggregates etc. of high standard an screened and washed for quality work including laboratory test.

Construction Execution Team & equipments:


BIO Properties Ltd. has its own full-time Senior & Junior Graduate Engineers, Electrical and Plumbing Engineers and a set of qualified and experienced Diploma Engineers to take care of its project works. Modern construction site equipment employed including crane, vibrator, hammers, mechanical rockers, steel cutting and bending equipment, concrete mixers, water pumps, materials handing equipment, leveling instruments, theodolite etc.

SPECIFICATION OF COMMERCIAL SPACES


Layouts
A specious circular way visitors corridor. Outer side to be finished with color imparted curtain Glass (As per Design)

Floors
The floor of the corridor and other common spaces at all office Level are to be finished with tiled cladding. RAK Floor tiles to be specified for the floors of the office spaces.

Doors
Secured Main door for commercial spaces/Office.

Toilets
Separate toilet for Male & Female. Fixtures and Fittings in all Bathrooms. Best quality wall tiles (RAK) are to be used in all the toilets.

Paint & Polish


Weather coated paint on outside walls. Smooth finished and soft colored plastic paint on all interior walls and ceilings.

Stair
Modern stair and Lift lobby (As per Design)

Electrical
MK type electrical switch, socket & plug point in each commercial spaces (As per Design) Provision for Air Condition in each office spaces. Provision for Telephone Line, TV & Satellite Dish Antenna in each office spaces. All power outlets with earthing connection. Concealed Electrical wearing. Specious Lighting in Visitors Corridor.

Standard Generator/ required capacity for operation the Lift and Lighting in Common areas only in case of power failure. Fire hindering system will provide every floors adequately.

FEATURES AND AMENITIES OF THE RESIDENTIAL APARTMENT.

Internal Provision
Provision of Master bed, Guest bed and Child bed, two attached bathroom, one common bathroom and a servant toilet / as per architectural design and plan. One drawing room, One family space, One dining space, One kitchen and balconys / verandahs. Provision: * Washing attached to kitchen. * Wardrobes, racks etc.

Floor
All rooms and other spaces will be provided white mosaic except bathrooms. Tinted / white glass strips (5 mm). Stair will of white mosaic/ tiles. Lobby will be provided with tiles.

Walls
10 brick work all the outer periphery of the building and plastered. 5 Brick work for all internal walls. 10 walls separating apartments. R.C.C. parapet wall and railing.

Doors
Main door : Decorative wooden door with seasoned teak / or equivalent comprising with : * door chain (China), * check-viewer (China), * solid Brass Door Knocker (China) * apartment number brass plate * door handle lock with security lock etc. (Italy). Internal door : All internal door will be flash door with veneered of Teak / Teak Chamble with french polish as per choice of the Owner / client. Bathroom & Varandah doors : Plain wooden door with seasonal Gamari / Chapalish / Sealkorai. Door frame : Front door frame 11 2.5 & internal door frame also of 6 2.5 with Chapalish / Seal Korai / Teak Chamble. Servants toilet : Good quality plastic door with plastic doorframe.

Windows
Sliding windows with 5 mm Tinted Glass completed with : * mohair lining. * white / bronze aluminum section (BTA / Fuwang). Good quality locks in windows. Best quality wheel for smooth moving.

Safety grills of M.S. section with matching color Enamel paint in all windows and varandahs except front varandahs.

Bathroom features
Superior quality sanitary wares RAK (Equivalent) & chrome plated fittings * Commode * Basin * Soap case * Towel rail * Toilet paper holder, in all bathrooms except maids. In wall glazed tiles RAK top design or equivalent made up to ceiling. In floor non-skid modern design tiles of RAK top design / CBC or equivalent. Best quality standard size mirror. RAK tiles on floor and wall of up to 7 (seven) feet height in servants bathroom with long pan, shower and low-down etc. Enamel Paint on the ceiling to prevent dirt and dampness arising from moisture. Concealed hot and cold water line in master bathroom. Uniform and correct uniform floor stopped toward water outlet.

Kitchen Features
Attractively designed platform with RAK Tiles worktop. Shelf at 3 feet heights from floor area. Suitably located double burner gas outlet. One high polished stainless counter top steel sink. Separate plug points for desire current ratings. Suitably located exhaust fan (China).

Electric Features
All electric wiring, phone lines, fan hooks will be concealed. Concealed dish antenna lines at master bed and living rooms. One-telephone connection points in Master bed room and living room. One intercom connection with guard post from each apartment. Suitably located electrical distribution board with control devices for each apartment. 1 (One) nos. 8 person capacity Superior quality lift made by Italy/Spain/ Korea connected to the stand by generator. Standard generator/ required capacity for operation the lifts, water pumps, lighting in common areas and at least 3 light points in each apartment in case of power failure. Best or more quality local made electrical, telephone cables (Paradise / B.R.B. cables) and foreign made dish antenna cables (U.S.A.) to be used in concealed wiring. Best quality (MK Brand) switches, sockets, and TV & TELEPHONE jacks etc. to be used. Provisions for adequate numbers of electrical features points. Air-conditioning points in master bed, child bed and living room. All apartments will have separate electrical meters. All power outlet with earthing connection. Large underground water reservoir and roof top water tank to hold sufficient quantity of water with main lifting pump.

Gas
All apartments will have separate gas connections with separate gas meters. All gas line is concealed. As per approved design (plumbing) of Titas Gas Co.

Best quality G.I. pipes. Gas connection from Titas Gas distribution system as per total calculated consumption with adequate safety measures. All internal gas line as per approved Titas gas materials.

Painting
All interior wall & ceiling will be plastic paint (Berger / Asian paints). All exterior wall in Weather Coat to protect heat and dampness (Berger / Asian paints).

Varnish
Main doors, internal doors false ceiling doors will be varnished. All bathroom doors front side will be varnished and inside painted by enamel paint or Laminated water proof door.

Utility Lines (Water & Sewerage)

Under ground water reservoirs capacity will be more or less 5,000 gallons. (As per requirement) The capacity of covered overhead tank will be 2,000 gallons. (As per requirement) Water supply of G.I. pipes (Korea / Basundhara), sewerage and wastewater of P.V.C. pipes. Rain water and vent pipes of u P.V.C. (Imported). All pipes concealed in ducts. All sewerage and stream water will be connected with WASA main line.

Optional Features

Additional fittings and fixtures, alternation of major configuring design other than prescribed by the developer as per choice of allot tee may be done at the cost of the client after approval of the company.
