ts that time of year again.
Over the next few weeks
the hustle and bustle will
begin to pick up as local folk
are preparing for Christmas.
The holiday season inevitably
means an extra-long To-Do
List. But before you can think
about buying any gifts or pre-
pare for any parties, one cen-
tral Yule-tide detail needs to
be taken care of: The Christ-
mas Tree.
Beginning this month,
Anello Fence will be home to
one of the areas top Christmas
Tree outlets. Featuring balsam
firs, Anello has a tree for any
budget and home type. Trees
start at just $19.99 and are as
tall as 12 feet. Whether you are
seeking a tree for your apart-
ment or your cathedral-ceiling
home, Anellos should be your
first choice. Additionally, live
wreaths are for sale to make
the holidays even brighter. At
Anello Fence, quality is a pri-
ority and customer service is
second nature, especially dur-
ing Christmas time! They rec-
ognize the spirit of the season,
and in an act of Christmas giv-
ing part of the proceeds gener-
ated from the trees will go
toward the Pequannock Fire
Department.
Anello Fence is already
known for top quality products
in the Fencing Industry. Steve
Anello, owner, is a member of
the American Fence Associa-
tion and has more than 25 years
of experience in the business,
being third generation in the
fence industry. He takes great
pride in being able to provide
the highest value fences to res-
idential and commercial cus-
tomers, installing all types of
standard and custom designs.
The company has grown
through the years and it contin-
ues to offer fences of timeless
beauty combined with great
durability. Anello Fence pro-
vides customers with a long-
lasting product that is virtually
maintenance-free, with un-

any people equate
charity to financial
donations. But in-
dividuals can be charitable
with their time as well.
According to
Charity Navigator, a
nonprofit organization
that monitors charities,
Americans gave more
than $290 billion to
charity in 2010.
Thirty-five percent of
all donations went to
religious organizations.
Much of these contri-
butions can be attrib-
uted to people giving to their
local place of worship. Dona-
tions toward educational
services and programs were
the second most common
types of donations.
Although charitable giv-
ing through monetary dona-
tions are important, men and
women can donate more than
just money. Here are some
ways to do just that.
Donate hair. There are
many different charities that
collect hair for individuals
undergoing cancer treatments
that resulted in hair
loss. These charities
collect hair of lengths
between 8 to 12 inches
and turn the locks into
wigs for the needy.
Donate your stuff.
Before tossing unused
items into the trash,
assess these items and
determine if theyre
still useful. There are
many places that will accept
noncash donations, be it
Be charitable
without spending money
Donating clothing is one method of giving that
does not require a financial investment.

normal spine when
viewed from the back
appears straight.
When the spine is affected by
scoliosis there is evidence of a
lateral or sideways curvature
and a rotation of the vertebrae
(back bone). The Scoliosis Re-
search Center defines scoliosis
as a curvature of the spine
measuring ten degrees or
greater on x-ray.
According to the Na-
tional Institute of Arthritis and
Musculoskeletal and Skin Dis-
eases three to five out of every
1,000 children develop spinal
curves that are considered
large enough to require treat-
ment. There are three differ-
ent types of scoliosis that can
occur in children:
Congenital scoliosis- This type
of scoliosis is often caused by
failure of the vertebrae to form
normally, absence of the verte-
brae, partial formation of the
vertebrae or a lack of separa-
tion of the vertebrae.
Neuromuscular scoliosis- This
type of scoliosis is associated
with neurological conditions
including cerebral palsy, spina
bifida, muscular dystrophy,
spinal cord tumors and para-
lytic conditions.
Idiopathic scoliosis- The cause
of this type of scoliosis is un-
known and makes up 80- 85 %
of all cases.
Other causes of scoliosis
may include hereditary condi-
tions, differences in leg
lengths, injury, infections and
tumors. Scoliosis usually de-
velops when the bones are
growing most rapidly, usually
from the ages of 9-14 years.
It is very important for
children to be screened fre-
quently as they will rarely feel
any pain when the scoliosis is
first developing. The symp-
toms of scoliosis may include
difference in shoulder height,
hip height or shoulder blade
height. There may be a differ-
ence in the way the arms hang

over thirty years, I continue
to hear this question virtually
every day. As a matter of fact,
millions of people are invest-
ing billions of their hard
earned dollars into vehicles
that answer this question
with a resounding YES!
There is only one investment
opportunity available that of-
fers all of these features simul-
taneously and its called an
Annuity.
Suffice it to say that an-
nuities have gotten some bad
press since their invention
over 130 years ago, some of
the press was accurate and de-
serving, other articles were
way off base. A certain fe-
male TV personality, who
claims to be a financial advi-
sor, never has anything good
to say about annuities. Her
influence over her viewers
has kept these good people
away from learning about the
benefits that some great com-
panies and their products
have to offer. This is truly un-
fortunate. She likes to beat
up the annuity salesperson
stating, Why would you put
your tax-deferred IRA into a
tax-deferred annuity and pay
for the tax-deferral benefit of
an annuity when the IRA is
already tax-deferred? She
further claims that the moti-
vation behind the recommen-
dation is all about
commissions. This is ab-
solutely bunk and Ill tell you
why.
Firstly, what does the in-
surance company charge for
tax-deferral? Answer
ZERO! Thats right! There is
no tax-deferral charge as
Congress deemed annuities
tax-deferred, not the insur-
ance industry. Well, if not for
tax-deferral why would any-
one purchase an annuity and
which of the three should one
consider for their money; the
TFA or traditional fixed an-
nuity, the FIA or fixed in-

The Maureen Piccoli Founda-

will be presenting its Third An-

Sunday, December 11th. This
year, the Foundation has in-

program for Christmas. The
concert will begin at 3:00 PM at
Holy Spirit Church with a re-
ception at 2:00 PM in the
Church hall downstairs. Pro-
ceeds of the concert are to ben-

the concert. All are welcome.
Around the
Community
The G.F.W.C. Montville
Township Womens Club will
be sponsoring a special collec-
beside the body when the
child is standing straight. In
addition, the sides of the back
may appear asymmetrical in
height when the child is
bending forward.
The treatment goal of all
pediatric spinal deformities is
to maintain function, prevent
symptoms in the short term
and long term and most impor-
tantly to stop the progression
of the curve and prevent defor-
mity. If the scoliosis is detected
early the child can receive
treatment that may control the
condition and prevent other
problems. Several studies have
demonstrated the relationship
between trunk strength and
scoliosis and the value of
spinal strength training in ado-
lescent idiopathic scoliosis
with curves measuring 20 to 60
degrees. Treatment depends on
the severity of the curve.
Mild curves should be
checked every six months by
the physician. In addition,
your pediatric physical thera-
pist should recommend exer-
cises that improve flexibility
and strengthen the muscles
that support the spine.
Moderate curves that measure
between 25- 40 degrees on an
x-ray benefit from bracing in
conjunction with exercises.
Electric stimulation also may
be successful for certain types
of scoliosis.
When bracing and exercise
do not slow the progression of
a severe curve that is 50 de-
grees or greater, surgery may be
necessary. Surgery can usually
be avoided if the condition is
detected and treated early.
Early detection is crucial.
If left untreated, the scoliosis
can cause problems with heart
and lung function.

t is not uncommon to see
an athlete get hurt on the
field, court, or mat during
competitive athletics. It
seems most of us are familiar
with the initial signs of inflam-
mation of an acute injury and
even the tape or wrap that is
applied to an athletes injury
during the initial healing
phase. However, there is more
to an injury then getting
through the initial stages of
RICE (rest, ice, compression,
and elevation). During this
healing phase many things
may be happening to the mus-
cles, tendons, ligaments, and
in some instances bone, that
can increase the athletes
chance of re-injury with all fu-
ture participation. Con-
versely, the cause of the initial
injury may have been due to a
weak link in the muscular
chain of events that occurs
with activity. Both the initial
injury as well as the weak
link needs to be evaluated
and corrected before a safe re-
turn to play occurs.
Returning to play needs
to be a well thought out plan
as well as a step by step process
to ensure the athletes safety.
Providing the athlete with
home exercises or additional
conditioning is always a good
idea. These exercises are to be
done in addition to the sport
specific conditioning to ensure
additional strength or flexibil-
ity is provided to injured area
or the weak link that may
have caused the injury.
How do we know when
the right time is to reintroduce
the athlete to play? This is in
fact the most important com-
ponent in rehabilitation of an
athlete. Athletes need to be
tested for strength, and flexi-

atthew graduated with honors from New York
University in 1997 and began a satisfying career in
orthopedics specializing in spine rehabilitation. Ever
keen to learn and do more for his patients Matthew began
studying diligently for his certification in Orthopedic Manual
Therapy. This training exposed him to the concept of
Maitland Australian therapy, the Maitland Concept is referred
to as a concept and not as a technique. Emphasis is placed
not on the technique of treatment but on a basic philosophy-
a thought and decision making process, involving analytical
examination and assessment on which treatment decisions are
based.
Matthew has also had the thrill of studying with world-
renowned therapists Brian Mulligan and David Butler, further
expanding his clinical skills into more diverse orthopedic and
nerve injury treatments. Not to be missed, Matthew also
trained in the McKenzie Diagnosis and treatment of the spine.
Matthew believes the combination of this training and
education in the Australian, New Zealand and American
treatment strategies have allowed him to provide broader
range of treatment options thereby helping more patients.
Matthew has been a Director of Physical Therapy for 8
years, helping develop spine and sports clinics into leaders in
their respective communities. He is excited and eager to bring

dexed annuity and the VA or
variable annuity? In each
case, the annuity offers a
death benefit guarantee and
probate protection in addi-
tion to tax-deferral. Each of
the annuities also offers a life-
time income through Annu-
itization and herein lays the
basis of a great deal of confu-
sion and antiquated informa-
tion. Another word for
Annuitization is Annuicide,
which, sounds like suicide. In
most cases when you annu-
itize, you must forfeit the
principal to receive an in-
come payment for life or a
guaranteed period of time or
both. Today however, to re-
ceive a single or joint lifetime
income with your spouse, An-
nuitization is no longer re-
quired. Thats right! You can
have your cake and eat it too.
Not only can you elect to re-
ceive an income for the rest
of your life or in addition
spouses lifetime, you retain
control of the principal too!
But theres more.
While youre waiting to
initiate the income, leaving
the account to grow as you
prepare for retirement, the in-
surance company will guaran-
tee a minimum annual
percentage of growth to the
value each year that will pro-
vide you the income when
you elect it. Now, not only
will the income be guaran-
teed for life but it will also be
guaranteed to be based on a
potentially larger income
base even if the annuity per-
formance was negative, poor
or zero depending on the in-
vestment selections and prod-
uct the annuitant chose.
Imagine if your IRA was in
stocks and they went down
before your planned retire-
ment date or even after you
retired, with a properly struc-
tured annuity your income
would be unaffected in any
negative way! In fact, it could
be greater than what you an-
ticipated due to the guaran-
teed increasing income base
language of the annuity. The
female TV orator never dis-
cusses this preeminent annu-
ity feature. Every annuity
offers a declining surrender
charge that once concluded
never re-appears like a CD
every anniversary. Further,
annuities offer a degree of
penalty free access during the
surrender charge period
which makes principal access
fast and easy. As far as safety
is concerned, insurance com-
panies that offer annuities
must insure their obligations
$1 for every $1 of deposit,
whereas banks only need to
back each dollar with about
3. Everyone knows that the
FDIC insures each depositor
up to $250,000 this year, but

T
hese days the economy
seems to have affected
everyones wallets and
has had us tightening our
budgets. Pet lovers are no ex-
ception. Our pets give us
priceless companionship dur-
ing good and bad times but
people are still looking to cut
costs, even when it comes to
their pets.
Medically, the best way to
cut costs is to focus on preven-
tion. Keeping your dog or cat
in good general health is the
best preventative for expensive
illnesses and conditions that
can be uncomfortable for your
pet and costly for you. Emer-
gency visits at night or on the
weekend can be the most ex-
pensive and can be avoided
with simple precautions like
keeping your cat indoors and
your dog on a leash and well
fenced.
The first step to preven-
tative veterinary care is actu-
ally going to the vet for a
physical exam. This should
be done annually for most
pets and every 6 months in
senior pets (over 7 years of
age). These visits can save a
lot of time and money by
catching diseases early and
learning about preventative
care. This includes heart-
worm preventative, flea and
tick control, early detection
blood work and a check-up
of your pets gums, teeth,
heart, lungs and internal or-
gans.
Take that extra weight off
your pet. Overweight pets, just
like people, are more prone to
some very serious health prob-
lems, such as arthritis, heart
disease, and diabetes. Its
much easier to prevent weight
gain with proper diet and exer-
cise than having to get the
weight off, especially when
pets are in their senior years.
The first step is to assess if your
pet is overweight. Your veteri-
narian can assign a body con-
dition score. If a pet is at a
normal weight, you should be
able to feel the ribs easily and
see a waist or hourglass shape
when viewed from above. So,
measure your pets food, mini-
mize treats, and maintain a
daily exercise routine and you
may prevent a costly illness
down the road.
Spay and neuter your
pets. This will have a big
health impact. For females, it
greatly reduces the chance for
breast cancer and prevents py-
ometra (an expensive and po-
tentially fatal uterine
infection). For males, it re-
moves the chance of
testicular cancer and
reduces prostate dis-
ease. It also di-
minishes the
desire to wander
and try to escape
from the yard,
potentially get-
ting hurt.
Be careful with your pur-
chases. Replace things like
collars and bowls when
necessary and do so with
quality products. One good
collar is better than a lot of
trendy ones that they can
escape from.
Make sure your home is
hazard-free. Routinely in-
spect your home for pet haz-
ards and toxins. Food hazards
include raisins, xylitol (artifi-
cial sweetener) containing
products and chocolate. Poi-
sonous houseplants such as
lilies should be removed.
Consider pet insurance.
The plans are different; some
include routine visits or just
emergency visits. Therefore,
research for the plan that best
suits your needs. Accidents
and major procedures can be
costly and pet insurance is one
way to help defray some of the
burden.
Times are tough but dont
let your pet suffer down the
road by not preventing some-
thing small today.

did you ever ask yourself how
long the FDIC has to pay me
back if the bank with my
money fails? The answer is:
As long as it takes and as
you also know there is no
guarantee of interest.
I mentioned above that
there were three different an-
nuities, the TFA that is com-
pany declared interest
generating, the FIA that is in-
terest generating based on a
formula tied or linked to a
stock market index like the
S+P 500 and the VA which is
purely based on the perform-
ance of the management
companies selected similar to
mutual funds. With the addi-
tion of a living benefit rider
that offers an enhanced in-
come base and income guar-
anteed for life, in my opinion,
there are no similar or com-
peting alternatives for a port-
folio geared to providing an
ample retirement regardless if
you are preparing to or are al-
ready retired. Its worth in-
vestigating all of your options
to find the right series of an-
nuities for your particular sit-
uation. Each of the three an-
nuities discussed provide
their own uniqueness, that
when combined, offer an in
penetrable force to comple-
ment any portfolio. Because
of the sheer volume of prod-
ucts and information, client
mistakes in selection and ap-
plication of benefit programs
is common. The best advice
is to work with a professional
specifically knowledgeable in
the area of annuities. Some
financial advisors have re-
ceived advanced training
with annuities and have re-
ceived the C.A.S. designa-
tion from the Institute of
Business and Finance, Certi-
fied Annuity Specialist,
demonstrating proficiency in
the understanding and use of
annuities in the financial
planning process.
Should you have any
questions relating to your an-
nuity or an advisor that rec-
ommends one to you, before
signing the contract or appli-
cation, a free consultation is

Leisure Readers simply for the
asking, by referencing this ar-
ticle when calling to schedule

on to more rapid and higher

Good communication
with the coach is also critical
in every phase of injury. This
gives the coach the ability to
tailor the training around the
injury thus, not allowing the
athlete to become decondi-

athlete from future injury as
well. In summary, a good tac-

helpful for the coach and ben-

he joys of the holidays
are many: Sharing
eggnog, exchanging
presents, trimming the tree,
contacting the police to report
a robbery. The last one cer-
tainly isnt a joy, but its an all-
too common reality of the
season. But the holidays arent
the only times that home
break-ins take place. Theres no
telling what goes through the
minds of thieves, and preparing
for any situation is the way to
avoid loss due to theft.
In the U.S., a home is
robbed every 14.6 seconds, and
the average dollar loss per bur-
glary is $2,119, according to
the Federal Bureau of Investi-
gation. Statistics Canada offers
that break-ins are not only the
most serious type of property
crime committed in Canada,
but they are also one of the
most common. In 2009, there
were more than 205,000
break-ins reported to the po-
lice, accounting for 15 percent
of all property crimes.
Despite burglaries being
down overall in numbers in
both the U.S. and Canada,
homeowners can still be dili-
gent in their efforts to prevent
break-ins and property loss.
Here are some strategies for
thwarting would-be thieves.
Break down cardboard boxes.
Theres no better way to tell
thieves about all the new pres-
ents you received than by ad-
vertising them at the curbside.
Burglars will see that empty tel-

evision box or other expensive
gadget boxes put out for pickup
and have a clue about the new
goodies inside the home. In-
stead, cut up the boxes and
bundle them with newspapers
so they are inconspicuous.
Lock every door and window
all the time including the
garage. Many people fail to real-
ize that the garage presents a
great point of entry to the
house, one that is private and
away from the eyes of con-
cerned neighbors. Once inside
the garage, a thief can use tools
in the garage to pick at the lock
on an inside door to the home.
Forget about hiding keys.
Thieves know about all the
places homeowners hide spare
keys. Youre not fooling anyone
with faux rocks or a key taped
over the door. If youre prone to
forgetting your keys, leave a
spare pair with a trusted neigh-
bor instead.
Dont advertise your status on
social network sites. You may
be excited to share your vaca-
tion adventures with friends,
but posting pictures of your va-
cation or telling others about
when youre planning to leave
the house can be dangerous.
Even if you have your security
settings locked down to only
friends, the fewer people who
know about your whereabouts
the better. Your list of 200
friends may not be the closest
friends anymore.
Trim bushes and fix lighting.
Darkness and camouflage are a
thiefs best friends. Being able
to hide behind shrubs to jimmy
a window or lock hides him or
her from others who may wit-
ness suspicious activity. Keep
landscaping neat around door-
ways and windows, and
promptly replenish any burned-
out bulbs.
Dont give burglars easy ac-
cess. Leaving ladders or items
that can turn into stepping
stools enables thieves to reach
any window or door of the
house even upstairs windows
that may be unlocked.
Keep things out of easy view.
Some people love the open
look of drape-free windows.
However, giving outsiders a
clear view of the interior of
your home can set you up for
trouble, as it gives thieves a
view of your valuables. Close
the blinds after dark and espe-
cially when youre leaving the
home for a time.
There are many tactics to
take to help protect your
home and belongings from
being stolen. Employ these
tips during the holidays and
year-round.

P
art of the enjoy-
ment of the
holiday season
involves spending time
in the kitchen whip-
ping up delicious treats.
Particularly for young
children, baking sugar
cookies with Mom or
Dad and then decorat-
ing the creations can be
a festive way to spend a
day.
Those short on
time can turn to store-
made sugar cookie dough for
their cookie making, but
those who want the authentic
taste of cookies from scratch,
there are many recipes from
which to choose.
This recipe for rolled
sugar cookies produces cook-
ies that will hold up well to
cutting and baking. Theyre
also quite delicious.
Rolled Sugar Cookies
(Makes 5 dozen)
1
1
2 cups butter, softened
3 cups white sugar
4 eggs
2 teaspoons vanilla extract
5 cups all-purpose flour
2 teaspoons baking powder
1 teaspoon salt
1. Cream together the butter
and sugar in a large bowl until
smooth. Beat in the eggs and
vanilla.
2. Mix the dry ingredients to-
gether and add to the wet in-
gredients until incorporated.
Cover and refrigerate the
dough for at least one hour.

T
here has been no short-
age of tragedy, crisis or
strife for many of Pe-
quannocks residents in 2011.
The township, like so many of
the neighboring towns, was dev-
astated by the flooding after
Hurricane Irene. In the days
and weeks following the disas-
ter, people carted memories, ap-
pliances and at times their
emotional strength to the curb.
There was no way to qualify the
loss experienced by the over
1,100 families.
The generosity of neighbor
and stranger alike was a lifeline
for many of our residents. The
generosity made their losses
slightly more bearable. The
people needed each other for
shelter, food and support. For
17 consecutive days after the
flood, people and organizations
came forward and provided din-
ner for crowds as high as 400.
People stepped forward because
their neighbors needed a warm
meal to eat. What no one antic-
ipated was the real bi-product of
those daily gatherings commu-
nities of support were formed.
That community gathered
again last Sunday evening, at
the First Reformed Church in
Pompton Plains, but this time
there was no distinction be-
tween volunteers and survivors.
They gathered together as
friends as over 300 people came
together to give thanks for the
shared concern and grace that
got us all through the tragedies
of 2011. They had a Thanks-
giving dinner, but like the din-
ners 2 months previous, the
food (delicious as it was) was
secondary. Residents who were
affected by the flooding were
there again with smiles and tears
and with a sense that although
the challenge of rebuilding still
looms large, they know that
they were not alone. Who
knows what was going through
the mind of those at the first
Thanksgiving, but most likely it
wasnt that different than what
was happening in the hearts and
minds of the people of Pequan-
nock last Sunday night. Grati-
tude. Partnership. Hope.
3. Preheat the oven to 400 F.
On a surface coated with
some confectioners sugar, roll
out the dough to between 1/4
and 1/2 inch thickness (a
thinner cookie will be
crispier). Cut out shapes with
a cookie cutter.
4. Line a cookie sheet with
parchment paper. Place cook-
ies 1 inch apart on the parch-
ment.
5. Bake around 5 to 7 min-
utes, or just until the edges of
the cookies start to brown.
Remove promptly from the
cookie sheet and cool on a
rack.
6. Decorate the cookies using
icing (recipe below) when the
cookies cool, or sprinkle with
colored sugar while cookies
are warm.
Cookie Icing
(Covers 1 dozen cookies)
1 cup confectioners sugar
2 teaspoons milk
2 teaspoons light corn syrup
1
4 teaspoon almond extract
Assorted food coloring
1. In a small bowl, stir to-
gether confectioners sugar
and milk until smooth. Beat in
corn syrup and almond extract
until icing is smooth and
glossy. If icing is too thick, add
more corn syrup.
2. Divide the icing into sepa-
rate containers to add choice
of colors. Mix until well
blended.
3. Use a piping tip and pastry
bag to outline the cookie in a
thin bead of the icing. Allow
to dry.
3. Then use a paintbrush to fill
in the design with the remain-
der of the icing.
4. Wait an hour or more for
the icing to completely
harden before serving.
Note: Gel colors found in
craft stores in the cake deco-
rating aisle produce deep col-
ors with little product
necessary. Theyre also less
likely to thin out icings than
liquid food coloring.

clothing, electronics, chil-
drens toys, etc. For example,
half-way homes that house
abused women and children
who have left dangerous situ-
ations can typically make
good use of noncash dona-
tions and accept them will-
ingly.
Donate blood. Blood banks
are often in short supply.
Blood supplies typically di-
minish during natural disas-
ters or storms and need
donors are needed to help re-
plenish supplies. Type O
blood is the universal blood
type and can be transferred to
anyone. Those with Type O
negative blood are really in
demand because their blood
donations are vital for acci-
dent victims and babies need-
ing transfusions. Only about 7
percent of the population has
Type O negative blood, ac-
cording to the American Red
Cross.
Give your time. Many dif-
ferent organizations are un-
derstaffed and can always use
the helping hands of volun-
teers. Check with organiza-
tions in your area to see if any
need some extra help. Also
check with a son or daughters
school. Some schools can use
volunteers in the library or
other special curriculum
classrooms where staffing has
been reduced because of
budget cuts.
Offer free services. Profes-
sionals, such as accountants,
attorneys, teachers, and tutors
can donate their services to
others, especially those who
are unable to afford them in
an unstable economy.
Raise awareness. You can be
the mouthpiece for an organ-
ization or special agenda. Ei-
ther spread the word
door-to-door, draft letters or
make public speeches.
There are many benefits
to making financial donations.
But donating time, services or
belongings are additional ways
to make a difference.

T
he dream of home
ownership is one that
lives on in spite of
the global economic struggles.
The process of buying a home
can be an emotional roller
coaster ride, with feelings of
excitement mixed in with ex-
haustion, fear and uncer-
tainty.
Over the last several
years, the real estate market
has been turned upside down,
and many prospective buyers
have begun to question some
of the conventional wisdom
associated with buying a
home. While such skepticism
might be a healthy attitude in
the current market, prospec-
tive buyers particularly
those who have never pur-
chased a home before
should avoid the following
mistakes that buyers make re-
gardless of whether the mar-
ket is up or down.
Failure to get qualified be-
forehand. Mortgage qualifica-
tion is essential when buying
a home, as it gives buyers
preapproval for a loan before
they make any offers. Making
an offer on a home before you
know what the bank is willing
to lend you is a waste of time
for everyone involved, includ-
ing you, the seller and the real
estate agents involved. Some
agents will not show a home
if you dont have a preap-
proval. Once preapproved for
a loan, dont take any steps
that might put that approval
in jeopardy. This includes
anything that might drasti-
cally alter your credit score.
Being blindsided by addi-
tional costs. First-time home-
buyers, once they have moved
into their home, often experi-
ence some sticker shock when
the additional expenses asso-
ciated with home ownership
arise. These additional ex-
penses include property tax
and insurance costs and can
be substantial. Even those
buying a condominium or co-
op should expect monthly
maintenance fees even if their
new place is brand new and
needs no maintenance.
Shooting for the moon. The
ongoing recession is in part
the result of predatory lending
that saw banks grant exces-
sive loans to applicants who,
in hindsight, could not actu-
ally afford all that they were
approved to borrow. The re-
sult was many people buying
homes they could not afford,
and then suffering some steep
consequences, including fore-
closure, when the first mort-
gage payment came due or the
interest rate rose. First-time
and even veteran buyers must
avoid shooting for the moon
when it comes to buying a
home, and instead only buy
one they know they can af-
ford. What the banks says you
can afford isnt always the
same as what you know you
can afford. Only buy a home
you know you can afford, re-
gardless of whether the bank
has approved you for a larger
loan.
Pigeonholing you into an
inadequate living situation.
Just like buyers shouldnt go
overboard, they also must
avoid compromising on the
things that are most impor-
tant to them. For example,
many of todays buyers, fully
aware of the rash of foreclo-
sures and all the housing hor-
ror stories of the last several
years, are reticent to commit
to a home, and might com-
promise with a condo or co-
op. But if a home is what you
really want, and another liv-
ing situation that mirrors
apartment life is going to
make you miserable, dont set-
tle for that situation for the
sake of security. Doing so
could cost you financially, es-
pecially when you realize the
situation isnt what youd
hoped for and look to sell ear-
lier than is ideal.
Skimping on the cost of an
inspector. An inspector is
your last chance to find out if
a home is your dream home or
a money pit. Even if a house
appears to be everything you
want, dont close on the sale
until the house has been thor-
oughly inspected. The old
adage that advises against
judging a book by its cover
certainly applies to buying a
home, and prospective buyers
should enlist the services of a
qualified inspector before
closing on the sale of a home.

F
or well over half a cen-
tury, Cathedral Choir has
been performing George
Friederick Handels majestic or-
atorio Messiah. This time
honored classic is perhaps the
best known and well loved of all
the sacred Christmas music
and for good reason. The genius
of Handel combined with a
message which transcends the
music is captivating, enlighten-
ing, inspiring, uplifting, and fills
one with a sense of wonder at
the truths it so powerfully pro-
claims.
Please join Cathedral
Choir along with tenor Clinton
Ingram, soprano Julie Weston,
baritone Raymond Jaramillo
McLeod & mezzo-soprano
Linda Thompson Williams ac-
companied by the American
Chamber Orchestra conducted
by Robert F. Davis for the 68th
rendition of Handels Messiah.
The concert will take
place on Saturday, December
3rd, 2011 at 7:30 PM at
Hawthorne Gospel Church,
Route 208 in Hawthorne, NJ.
The concert is FREE. An offer-
ing will be accepted for the ben-
efit of Lighthouse Pregnancy
Resource Center (Hawthorne,
NJ) and Florence Christian
