Dear Tenant(s), I am writing to follow up on my October 5th letter to you about our work on the energy systems at 80 and 122 Walter Hardwick Avenue. First, thank you for your patience and continued support as we work with the City and a number of professional consultants and trades to address ongoing building issues, both in individual apartments and system-wide. While this has been a challenging process, it does provide all of us with an opportunity for communication and problem solving. We appreciate the chance to work with you to build a supportive, sustainable community. Since our last meeting in September we have worked with the City, the project engineers, architects, and engineering consultants to address the issues you have raised with us. In that time we have engaged qualified professionals to: Review every significant building system and check its operation against the original design and construction specifications Recalibrate each component of the HVAC system Service the heating systems in all apartments where residents allowed access Install additional energy meters in each building, and Test and verify the accuracy of a number of apartment energy meters.

As discussed in our meetings with you, we are committed to addressing the issues you've raised and, until there is confidence that the systems are operating as designed, we will continue to do so. Part of this process will involve completing an additional assessment of the affordable housing energy systems. This process will continue through the first few months of 2012 followed by a period during which we will monitor all of the energy systems and billing processes to ensure that the systems are working as designed. To allow for this process to be completed, the City has agreed to continue to cover the costs of heat and hot water for another six months from January 1, 2012 through June 30, 2012 for all tenants at 80 and 122 Walter Hardwick Avenue. Assuming the technical issues are resolved, billing for heat and hot water will restart in July 2012.

Our commitment to a sustainable community in the Village remains unchanged. Many green buildings and communities have experienced these types of growing pains, and we know from their experience that the issues can be resolved. To support the long term sustainability of the Village, you will receive a statement each month from Enerpro showing your consumption of heating energy. Enabling you to monitor and manage your own energy and water consumption is a cornerstone of sustainable living, and we want to give you the tools that can help you enjoy lower energy costs as a result of your conservation efforts. Please remember when you receive this statement that you will not be charged for heat and hot water during this interim period. Beginning in the new year, our tenant support worker will be available to help you understand your statement, track your energy use, and organize information sessions on the energy features of your apartment and the community.
