SITE IDENTIFICATION ANALYSIS

SITE DESCRIPTION Surrounding Timog Avenue (South Avenue) and Tomas Morato Avenue is

a popular entertainment area. Located along these two avenues are many finedining restaurants and bars. Discothques,Karaoke joints and comedy bars provide patrons with all-night long recreation. It is home to many gay bars such as Chicos, Adonis, and Gigolo, which are popular for their lively night time entertainment.

In the South Triangle (the area bounded by Quezon Avenue (R-7), Timog Avenue (South Avenue) and EDSA) are located the head offices of ABSCBN and GMA Network. Most Filipino entertainment shows are produced here, and it is also home to many Filipino celebrities.

Several of the streets in the surrounding area were named in honor of the 22 Boy Scouts who died in a plane crash en route to joining the 11th World Scout Jamboree. A memorial stands in the center of a rotunda at the intersection of Timog and Tomas Morato Avenues, which accounts for the Timog area being called as the Scout Area. Near the scouting memorial is the location of the former Ozone disco, site of the worst fire in Philippine history.

LOCATION AND SIZE

Cafe au lait is located at LPA1 1538 HB, Tomas Morato Avenue, Sacred Heart, Kamuning- Quezon City. Cafe au lait is in the center of Tomas Morato Avenue where many commercial establishments are in there. Tomas Morato in Quezon City has a lot of establishments such as fast food chains, banks, convenience store and restaurant which means that this location has a lot of potential target market. The size of the land is __________________ (Please explain here the actual size of the land in which you are going to establish your coffee shop. BOUNDARIES

Quezon City was carved from the towns of Caloocan, San Juan, Mariquina, Pasig, Montalban and San Mateo. Under Commonwealth Act No. 502, known as An Act to create Quezon Ctiy specified the boundaries of the new city: included in its 7,355 hectares one third of which was owned by the government were the following places, the barrios of Galas, La Loma, Sta. mesa Heights, San Jose, Balintawak and Kaingin were taken from the town of Caloocan; the barrios of New Manila, Cubao, San Francisco del Monte, Kamuning and Roxas were taken from the town of San Juan; the barrios of Jesus de Ka Pena, lower Barranca, the U.P. site, Cruz Na Ligas, Balara and Varsity Hills were taken from the town of Mariquina; the barrios of Ugong Norte and Santolan Libis were taken from the town of Mandaluyong. Under Commonwealth Act No. 559, June 21, 1941, the area of Wack Wack Golf and Country club was reverted to Mandaluyong, and the barrios of Jesus de la Pena and lower Barranca were reverted to Mariquina. On the other hand, the area of Camp Crame was taken from the town of San Juan and added to Quezon City. Under Republic Act No. 333, July 17, 1948, the Barrios of Baesa, Talipapa, San Bartolome, Pasong Tamo, Novaliches, Banlat, Kabuyao, Pugad Lawin, Bagbag, Pasong Putik, and others, with an area 8,000 hectares were taken from Caloocan. Eight big estates were acquired in forming of the new city. These were the Diliman Estate with 15,732,189 square meters; Santa Mesa Estate with 8,617,883 square meters, Mandaluyong Estate with 7,813,602 square meters, Magdalena Estate with 7,644,823 square meters, Piedad Estate with 7,438,369 square meters, Maysilo Estate with 2,667,269 square meters, and the San Francisco Del Monte Estate with 2,575,388 square meters.

Quezon City is divided into four congressional districts composed about 142 barangays. Each district is represented by six City Councilors, four representatives/congressmen, one from each district, are elected as members of the National Legislature. The number of barangays per district is: District I, 37; District II, 28; District III, 37; and District IV, 38. Although District II hast the least number of barangays, it is the biggest in land area, including the Novaliches Reservoir.

District 1 - comprises 37 barangays with a population of 373,712 or 17% of the total population of Quezon City of 2.17 million as of May 1, 2002. These barangays are located mostly in the northern part of Quezon City.

District 2 - with the least number of barangays (30) has the bulk of the population of Quezon City. Fifty four percent (54%) or 1,163,537 people resides in the said district. Barangay Commonwealth has 120,569 persons counted during the 2000 census of population. Over half of the population is in Congressional District II.

District 3 - Only 12% of the population are residing in this district comprising of thirty seven (37) barangays. This is the least populated district where most of the large establishments (Cubao Area) and posh villages/subdivisions such as White Plains, Corinthian Gardens etc... can be found. Also, the smallest barangay in terms of population can be found in this district - Brgy. Mangga with a population count of 494 (113 Households).

District 4 - has the most number of barangays (38). But have an almost identical share with District I Both having a share of the population of Quezon City at 17% or a population of 365,410 person. This district has the lowest household size of 4.29 compared to the other 3 districts.

TOPOGRAPHY

The above topographic map of Quezon City and the surrounding area has been derived from satellite mapping. The topographic data has been illuminated by a light source corresponding to the position of the sun at mid afternoon in summer. Major roads, Railways Rivers and other water features are derived from global GIS data.

SUB SOIL CONDITION According to (PLAM-QC) Philippine Land Administration and Management of Quezon City, the soil physical characteristics of Quezon City especially in our Coffee Shop location have a good sub soil condition. It has a loamy type of soil; brown in color; and it contains sand, clay and silt in nearly equal amounts. The soil compaction is perfect for establishing a building facility and etc., because the surface crust as well as the soil beneath is dense and solid. It also has a balanced nutrient supply that resist erosion. The thickness of the crust may vary from 0.5 inch to less than 1.25 of an inch.

DRAINAGE AND SEWAGE HOOK-UPS

PARKING AVAILABILITY

Parking Availability of Cafe au lait is on First Come First Serve basis. Customers of Cafe au lait can use the front parking of _____building.

Parking lots are available all over the Ortigas Center, one if which is SECURE. Itcharges Php30 for every two hours and an additional Php10 for every succeeding hour duringweekdays. A flat rate of Php30 is being implemented during weekends and holidays. Parking prices may vary according to its location but the nearest parking lots from our site use the abovementioned prices. However, our Hotel will be providing approximately 50 parking spaces for guests and 10 parking spaces for the departmental managers.

STREET ROUTINGS

Caf au Lait customers will have the choice of roads taken to get in to our place. (NOTE: You have to elaborate this in detail, pls. explain how will your customers be able to get there in to your coffee shop by explaining the different accessible streets in Quezon City particularly in TOMAS MORATO and KAMUNING) The Quezon City governments Department of Public Order and Safety said the northbound lane of Commonwealth Avenue will be opened to all vehicles from Elliptical Road to Winston Street.

The portion of C.P. Garcia Street and Katipunan Avenue will also be closed to vehicular traffic, as well as part of Krus na Ligas. Vehicles along C.P. Garcia can instead go straight to Tandang Sora Avenue or Commonwealth Avenue. Those coming from Maginhawa Street can exit through Anonas Extension to Xavierville Avenue and Aurora Boulevard. The portion of Magsaysay Street near Katipunan Avenue is also off limits to motorists. Elliptical Road will be open to regular vehicular traffic, while all vehicles from Elliptical Road to Fairview can make a counterflow along the southbound lane of Commonwealth Avenue.

The southbound lane of Commonwealth Avenue will be open to two-way traffic from Philcoa to Fairview City Mall. Vehicles coming from Tandang Sora can cross Commonwealth and make a right turn toward Elliptical Road, while vehicles going to Fairview can make a counterflow and take a left turn. All vehicles in the vicinity of Commonwealth Avenue and Luzon Avenue shall make a right turn toward Commonwealth Avenue, according to the traffic advisory. The area of Zuzuarregi Street and Celebrity Avenue near Commonwealth is a noentry zone. Vehicles coming from Feria Road can take the counterflow toward Zuzuarregi Street. Meanwhile, vehicles will not be allowed to make a right turn from Batasan Road to Commonwealth. Vehicles coming from Commonwealth from Litex/IBP Roads can take the tunnel. Vehicles will also not be allowed to enter Commonwealth from Katuparan Street. Those coming from Villonco Street to Elliptical Road can take a right turn while those going to Fairview can take the counterflow. Those coming from IBP Road will not be allowed to exit through Commonwealth Avenue, as all vehicles going to Commonwealth will take the IBP Underpass going to Elliptical Road. Vehicles from Litex Road can take the left turn to IBP Road. There will be no exit for vehicles to Soliven Street as motorists coming from Payatas Road are advised to take IBP or Litex Road.
