PROJECT EXPERIENCE
Three-level regional shopping mall located in West Los Angeles and containing 750,000 square feet including two anchor stores, a grocery store, food court, cinema and an additional 164 retail units. The $200 million property was appraised for a pension fund advisory firm for financial reporting purposes. Valued the clients participating mortgage interest. Appraised a Class A, 550,000 square foot office building constructed on air rights in downtown Chicago. The $60 million property was appraised for the attorney of a major bank in conjunction with a foreclosure suit. Prepared documents for court testimony and proposed loan restructuring. Assisted acquisition of a 2.1 million square foot industrial portfolio located in the greater Dallas/Ft. Worth area. The 18 building portfolio was purchased for $69 million subject to the existing debt. A 32-acre development parcel, which could accommodate another four building complex, was included in the underwriting. Assisted acquisition of a 636-unit two-phased multi-family apartment community in Dallas. Phase I consisted of 17 buildings built in 1996 and Phase II, which was under construction at the time of the acquisition, consisted of an additional 14 buildings. The property was underwritten based on an initial $43 purchase price plus an earn-out of up to $7.5 million upon stabilization of the property.
