METODOLOGIES OF URBAN DESIGN

Urban design is concerned with the physical characteristics of the

city and the implications of design and planning decisions for the public realm of the city. The urban design strategy must serve as an integrating tool, which coordinates how various public and private development proposals, including transportation and public infrastructure will affect the city physically. The focus of concern is the public realm of the city: the public faces of buildings, interior public spaces, and the streets, sidewalks, parks and plazas that provide the outdoor public venues for a multiplicity of activities. The area affected by these guidelines is known as Zona Angelpolis that is located in the newest developing quarter in the City of Puebla, Mxico. This zone is controversial, because of the mixture in floor uses, the urban trace, the social issues and also thanks to its deficiencies when planned and built. The first step to achieve to the best urban strategy and planning is the analysis of the site. This analysis was made according to the parameters defined by Kevin Lynch. We identified the paths, borders, neighborhoods, markers and nodes. At the same time, we extracted information about the kind of users that pass though the area of analysis. The mentioned before will allow us to create a master plan, in order to equilibrate, reactivate and distribute the spaces to make this part of the city to work correctly.

LOCATION
Zona Angelpolis is located in the South-West part of Puebla. It is known to be the cutting edge area because of the high capital flow in the zone. We can find here the most important mall in the town, Angelpolis, which has triggered the growth in other urban aspects, such as the educational, the residential, the commercial and the financial too.

We delimited our zone using two different criteria. The first was to border our area according to natural barriers. The second one consisted in use some main streets as borders. The next figure, shows the selected terrain in which the project will be developed. Zona Angelopolis presents a diverse lot zoning. We can find in here commerce which is the main activity in the region- , high-density residence horizontal and vertical-. single housing, business headquarters, educational campuses, recreational places, natural reserves and not less important, industry even though it is presented in a minor part-. Also we can find a lot of residual lots, that today, dont have any exclusive use, just to disperse the city.

and the main streets surrounding the zone. The first border is the Atoyac River that delimits the area in the South and East. Its importance lays beneath the fact that it is clearly the limit that separates the newest sector of the city with the existent ones. The second border were defined because they are main avenues that pass through the sector, and also they define the morphology of the zone. These paths are the Ecological Ring (Perifrico Ecolgico) and Boulevard Atlixco, wchich delimitate the region from the West and North respectively. Another main border is the tollbooth in the Atlixco Toll Highway. This place is important because it is not oly a border for the district, it is also a border for the City of Puebla.

J i m n e z ,

As told before, in this project we defined the borders following two different criteria. They consisted on delimiting the area by both the natural borders,

But the borders are as important as the paths, because they define the shape, the activities and the neighbourhoods. The main axis of the Zone is the Via
Atlixcyotl. Perpendicular to it, there are other avenues that lead access to the analysis area. But despithe the fact that these paths are perpendiculat, the trace is not uniform. A strange phenomena can be detected: The trace is defined by both the clusters of housing zones and commercial centers.

METODOLOGIES OF URBAN DESIGN

According to Kevin Lynch, nodes are strategic points of a city for the users, which constitute special intense sites. They are usually characterized by
concentration, special interest and for being convergence points. Another characteristic of the nodes is that they trigger the growth of the city. In this area, we can find different types of these elements. The most important, because it was the one that allowed the development in the region possible, is Angelopolis Mall. Since it was built the zone has an impressive boom. Another nodes were: Universidad Iberoamericana, Tecnolgico de Monterrey, Ciudad Judicial, La Vista Country Club, Lomas de Angelpolis. All of these worked as urban detonators, and are points where the people gathers. In the other hand we have the markers. These are other types of references for the user; the user is just an observer who does not go into them, but watches from the exterior. Some examples of the emblematic markers in this zone are: Palmas Plaza, Angelpolis, JV Towers, Angeles Hospital, University Cultural Complex, Tecnolgico de Monterrey and Ciudad Judicial.

METODOLOGIES OF URBAN DESIGN

Basically the main purpose of the urban design to bring balance to

the activities that are developed in the City. It is interesting to see how the Urban Planning is completely related to the activities of the citizens. These are the most important elements of the Town, without them the city would not exist. It is of utmost importance to analyze the kind of user that inhabits the City, since we can know their needs and the way they interact with the urban elements too. According to the investigation done, we realize that there are 3 main kind of usersaccording to their activities- in the Angelpolis Area, those are: Single families, Students and Employees. We can find customers at the commercial area too. If we analyze the user by its age, we noticed that most of the users are in average of 18-26, in second place we can find people from 2640 years old. In third place we find a little population from 50 and above living in the newest housing complexes. When studying the necessities and troubles that the users suffer from, we noticed that there arent enough spaces designed for the pedestrians. The transportation is a big trouble too, because of the deficient planning of the routes. The activity at night simply does not exist, so the zone becomes a little bit insecure for the pedestrians, so it obligates them to use expensive transportation.

In order to get a better study,

we decided to divide the Zona Angelopolis into 8 sectors, enclosed by either the main streets in the city or some natural barriers. The result of this partition was the following:

METODOLOGIES OF URBAN DESIGN

According to the analysis of the area of Angelpolis, we can notice several problems:
The incorrect usage of land. In some points there are a huge concentration of commerce, housing areas and some other services. On the other hand, there are places that havent been used yet, do not have a real owner, and if they have it, those owners of the land are waiting to sell it in some years with a higher price. This phenomenon make this area of the city dispersed inside a diffuse city.

The limits that the city has in every zone are not well established, most of them are only a reference like Atoyac river and some other boulevards, but there is not a real limit because those arent planned.

J i m n e z ,

B a u t i s t a ,

When it comes to the users, there are several people that live, work or spend most of the day in this part of the city, like students, workers, etc., never the less, most of the people that have to do their daily activities have to use a car instead of using the public transportation or walk; this happens because their is not a good plan for pedestrians, a lot of sidewalks miss, as well as bridges, and the ones existant now are not designed as they should, they are missing space.

CONCLUSION

METODOLOGIES OF URBAN DESIGN

J i m n e z ,

B a u t i s t a ,

In the maps we can notice some nodes (specially the street nodes) which are the points that connect a lot of the areas that we have mentioned. These nodes seemed to be working the right way but just thinking about the cars, for people that have to walk is difficult to reach parts of the city that are across these avenues. In this new area of the city a lot of projects are being planned, this will make some of them be detonators that will increase the population of Angelopolis, and there will be some needs to be plan but right now they are not being taking into account, this means that in a near future some new problems will be have to be solved, although the government could prevent them.

C a s t r o ,

Neighborhoods and districts, are all mixed up. Some areas can be classified as housing areas, others instead, do not have an specific usage because factories are placed near houses, commerce and schools. This way to distribute the land in some points make difficult the way of planning the city or knowing what the people that live there need.
