The end of March certainly came upon me quick this year and it seems like just a few days ago my daughter had her Christmas recital at school... or maybe its because I keep replaying the precious moment in my head as a proud father. Im reminded far too often about how time goes by too quick when youre raising kids and with only just a few years under my belt I get it. Amelia, my 3 1/2 year old, has already become an excellent debater of which foods are to be considered snacks and which are meals (Cheetos, by the way are now meals for youngsters if you didnt already know...) Professionally, I know its not the same, but youve got to be convinced by now that home prices are back on the rise with the end of a great 1st quarter in the Stock Market, analysts stating the double-dip recession is merely a scare of the past, and some really impressive South Bay home real estate statistics. In fact, March alone closed out with a 14% raise in number of homes sold year over year and a 6% y/y growth in price per square foot - now thats impressive!! Ah, where has the time gone...

immediately after purchasing the palos Verdes peninsula in 1916, frank Vanderlip engaged a study to compile weather information about the entire palos Verdes peninsula. from the data from that study, Vanderlip determined that the most consistent mild, sunny and fog free weather was in the portuguese Bend area of the peninsula. Vanderlip chose this area for the Vanderlips summer home, which was constructed in 1916 as the first residence on the palos Verdes peninsula other than a couple of ranch houses that no longer exist. the home was copied from their vacation house in Scrub oak, new york. the cottage is located at 99 Vanderlip dr.,

and although over 3,800 sq. ft. with 4 bedrooms and 4 baths, was initially called the old ranch cottage, and is now known as the cottage. for the most part during the 1920s, frank Vanderlip lived in new york at his Scarborough-on-hudson estate Beechwood. frank Vanderlips wife, narcissa cox Vanderlip, was one of the founders of the league of women Voters, and was a leading suffragist in new york. She was also a good friend of eleanor roosevelt, and was instrumental in her involvement in politics. She and frank had 6 children (narcissa, charlotte, frank Jr., Virginia, Kelvin, and John).

in the mid-1950s, a large landslide hit the portuguese Bend area when grading was done to extend crenshaw Blvd. from the top of the peninsula to palos Verdes dr. South. the Vanderlip family relocated a small building that had served as the original real estate sales office for the portuguese Bend area to a lot adjacent to the cottage. it now serves as a 1 bedroom 1 bath guesthouse to the main house. mr. Vanderlip and his family always stayed at the cottage when visiting palos Verdes until his death in 1937. other buildings were added to the Vanderlips portuguese Bend estate in the 1920s including a small guest house and garage called la casetta and a larger guesthouse known as the Villetta, now known as Villa narcissa (named after frank Vanderlips wife). Villa narcissa was occupied by elin Vanderlip, the wife of Kelvin Vanderlip, from 1945 until her death in 2009.. frank Vanderlip loved birds, and for many years maintained an aviary just below the cottage, including a pond for the birds. mr. Vanderlip introduced the peacocks to the palos Verdes peninsula. the palos Verdes art center will feature the cottage on their annual homes tour on april 13th and 14th.

the setting: a remote warehouse in the Vermont countryside. the players: a plucky palos Verdes estates mom and homeowner, a laguna Beach interior designer, and a bewildered reclaimed wood vendor. the homeowner, rani gealer, describes how remodeling her familys mediterranean-style house turned into a bicoastal melodrama. our project was delayed because we didnt have all the ceiling beams, and this was after we had already paid for them, the diminutive gealer recounts with good-natured indignation. So the designer and i had to fly to Vermont and drive out to the middle of nowhere. we just showed up at this warehouse and said, you dont know who we are, but we know who you are, and we want our beams. (cue in the theme from the good, the Bad, and the ugly.) meanwhile, back at the homestead, gealers husband gary had his hands full with his work as a
young children and an adult daughter away at school inspired them to add a second floor. we knew we were maxed out from a lot coverage standpoint, says pritzkat. Building up would be difficult. they wanted a media room and bedrooms, so we knew wed have to go under the house. excavating beneath the home proved to be just as complicated as it sounds, and it forced torrancebased builder tracy ely to devise a way to suspend the houseseemingly in midairwhile completing the excavation. the house was on stilts, ely says. a lot like a car is when you jack up a tire. what was once solid earth below the original house is now an office, laundry room, guest room and media room with 10foot ceilings and french doors. the dirt was at ceiling level, notes architect Keith Johnson, gesturing toward the far side of the media room where sunlight filters in through the french
like it when people walk in and feel they cant touch anything. we have kids and dogs, so it was designed to look already battered. across the street from the home, the palos Verdes golf club provides a park-like curtain of natural foliage that can be enjoyed from the main living level. this was not the case in the homes first life. pointing to an enormous built-in cabinet in the formal dining room, Johnson notes that the cabinets initial placement blocked the view. we thought, why are we keeping [the cabinet] there, why dont we pull it out and open the view, Johnson says. that was a decision that took place during construction. although we plan as much as possible, sometimes things just evolve. and sometimes, things must be compromised. to create space for the homes curving staircase, the gealers 12-year-old daughters room had to be reduced in size. But she still has the best view in

distributor plus two young children and three dogs. i had to be mr. mom, and im calling these vendors in Vermont leaving messages for everyone, he recalls. i realized we could treat new wood to look like old wood, but when you put them next to the real mccoy, they dont match. So thats when i sent my pit bull down, he says, tilting his head toward rani. Vermont is really beautiful in the fall, she deadpans without missing a beat. in the end, ranis stint as a construction vigilante yielded only part of their order, and shortly afterwards the wood beam company folded. But the ordeal ended well, thanks to a team effort between the gealers, their architects and the contractor. collaboration between architect, owner, designer and contractor was not the norm when the home was originally built in 1959. in earlier years, the architect ruled, says miles pritzkat of pritzkat & Johnson architects in redondo Beach. the profession has shifted so that homeowners are more educated. they can go to the internet and do research [about architecture]. this house was originally a great house to live in, but times change and the owners expectations are much higher. the gealers bought their home 10 years ago when it was a single-story, midcentury modern house. they remodeled once, but their growing family of two
doors. we didnt want a dungeon, continues rani. i wanted this space to feel open and airy. and we didnt want it to feel like we added it on. we really wanted it to look as if it had always been here. at 3,300 square feet, it is virtually impossible to tell where the original 2,100 square foot home ends and where the new addition begins. the homes southern italian-style stone faade and lush landscaping look nothing like a photo of the original home that Johnson shows a reporter. the home in the picture is upstaged by a hulking garage, whereas the exterior of the remodeled home is a seamless, two-story volume with well-proportioned balconies, windows and doors. a window above the front entrance replaces the homes original front door and now allows sunlight to illuminate the entryway and newly-added lower level. inspired by the San ysidro ranch in montecito, the gealer home is a study in rustic elegance. laguna Beach interior designer cynthia holloway used richly textured fabric on window treatments and slipcovers, along with persian rugs and old-world style wood furniture to evoke the feeling of being in a country home in the south of france or italy. at the same time, the interior spaces feel casual and welcoming. i wanted it to be warm and friendly, says rani. the kind of place where people can put their feet up and feel comfortable. that was my main goali dont
the house, gary says in reference to the bedroom balcony overlooking the golf course. interior designer holloway created a bohemian-chic vibe with fuchsiapink walls, a funky, Venetian-style chandelier and two antique wooden panels from india with delicate, handpainted flowers. the room features accent pieces sourced from antiques stores and pier 1 imports. Since his sister scored the room with the sweeping view, out of fairness to the couples 8-yearold son, a bay window was added to his bedroom to enhance dimension and light. here, holloway created a jungle theme, complete with forest-green walls and an oversized yet tasteful silk banana palm. each childs room has character without feeling staged, a quality in line with the gealers preference for living a grounded life. we have an automated smart home system that controls temperature, lighting and security, gary describes while rani shows a visitor a sleek panel with a touch screen and keypad. if youre like, a zillionaire, and you have a second home in aspen, gary continues, you can program it so that by the time you fly to your ski house, the Jacuzzi is ready and waiting for you. with a straight face, he adds, But we dont have that feature. were simple people, rani says earnestly. we only use two buttons.

walking into end results in torrance, it looks like any other gym in the South Bay--treadmills, ellipticals, free weights and everything in between. yet, what sets it apart cant be seen with the naked eye. not only a gym, but a wellness center, co-owners curtis mann and dominic amici have made it their mission since opening in april 2001 to not only have the best personal trainers, but help the local community. the foundation of what i wanted end results to be is an organization that gives back to the community. that is how we started, mann said. we used to be called end results fitness training center. we changed our name over a year ago to end results health and wellness center. we want the focus to be first on health, wellness and then fitness. that is really our mission. more specifically, end results has reached out to the cancer support community and local elementary and middle schools. training over 300 cancer survivors in the
last 10 years, end results runs a class free of charge every wednesday and Saturday at 11a.m. called fit and well worth it. it allows cancer patients and those currently in remission the opportunity to stay active. incorporating exercise and nutrition into every class, each participant can go at their own pace. the program is a full body exercise, covering every muscle group in a circuit style, with time set aside at the end of each class for stretching. it also allows people to come to the group and mingle and at times even vent. we have a smaller facility where it is less intimidating and they can work with us directly, amici said. it is a cathartic experience for many. it is comfortable to have people familiar with their situation and compare notes so to speak. it helps get them going. not too many gyms out there offer it, which makes us unique. continually working with riviera elementary School and richardson middle School, trainers from
end results have designed programs for the kids, making sure to always finishes with a game that usually includes a relay of jumping jacks, sit-ups and crunches. Specifically at riviera, where the trainers went three days a week for nearly six years, the focus was on getting the kids ready for the presidents fitness challenge. and not long after they began helping, the school reported almost perfect scores. it is very important that you start educating children at an early age, so that as they grow older, they already understand the importance of good nutrition, said mann. yet, no matter who strolls into end results, one thing is for certain. each trainer makes sure every person understands good nutrition, along with good form and technique for their workouts. we are trying to reach out to communities that can benefit from exercise and nutrition, not only the healthy population, but the special population as we like to call it, said mann.
