T
he Lewis Lozier house in River
Forest is a remarkably preserved
Prairie School masterpiece that
has been updated in all the right
places. Located on Quick Avenue,
the home was designed by famous archi-
tects Tallmadge and Watson in 1906 for
Lewis Lozier, charter member of the River
Forest Tennis Club. The current owners
thoughtful updates converted a home that
was cutting edge at the turn of the last
century into one that is amenable to how
modern homeowners live.
The homes exterior bears the mark of
the Prairie School style in its horizontal
lines. Lap-siding, rough cedar board sid-
ing and batten define the exterior. The
original, deep front porch was designed
to offer protected access to the outdoors,
both in warmer months when it is used as
a sitting area and in colder months when
the living rooms art glass doors out to the
porch allow views of the yard.
River Forest home
features plenty of
Prairie School details,
including a loggia

Realtor Marcee Gavula, who is listing the
home for $715,000 for Baird and Warner, notes
that Tallmadge and Watson were particularly
careful in their use of outdoor vistas and motifs
in this specific home.
The Prairie School was very interested in the
interplay between outside and inside. You can
bring the outdoors inside in three different places
throughout the house: an upstairs balcony, the
back porch and the front porch, she says. How
cool is it to open up the art glass doors to the loggia
and let the outdoors in? This porchs high walls al-
low the homeowners to be outside without being
in full view of the street. Its a hidden retreat.
The rear of the home was carefully redesigned
to offer more outdoor living space, without com-
promising its architectural integrity. The cur-
rent owner added a back porch designed to exact
specifications of the original front porch, making
for a seamless addition that boosts the homes out-
door entertainment area.
With the addition of the porch, the backyard
now includes four outdoor zones. The yard boasts
a koi pond surrounded by a garden, a pergola seat-

ing area and an outdoor kitchen
with a built-in gas grill.
Throughout the life of the
home, the majority of the origi-
nal architectural features were
left untouched. Twenty-nine
original art glass windows in
an abstract tree motif fill the
rooms with natu-
ral light. The hard-
wood floors remain
throughout as does
the oak detailing
and built-ins in the
butlers pantry and
on the landing up-
stairs.
In the living room
the original brick
fireplace is sur-
rounded by built-
ins topped with art
glass windows. The
dining room also
features two origi-
nal built-ins and
retains the art glass doors that
once led to a rear porch, now
converted to a family room off
the kitchen.
The Lozier Houses kitchen
has been completely updated
with a six-burner Bertazza
stove, new custom cabinetry
and a decorative tile backsplash.
The current owner also over-
hauled the basement, creating
plenty of extra space for living
and entertaining. A second full
kitchen with a large walk-in
pantry and preparation space
makes this an ideal caterers
kitchen. Cork flooring and cus-
tom wood moldings throughout
make the family room with its
gas fireplace feel like an above-
ground space. A full bathroom
also exists on this floor.
On the second floor, the mas-
ter bedroom fea-
tures two closets,
and a valuable mod-
ern addition: a full
master bathroom.
Another bedroom
has its own outdoor
balcony, and shares
a hall bathroom
with two additional
bedrooms.
Gavula insists
this is a house
that is perfect for a
homeowner with an
appreciation for the
past as well as the
future.
The Prairie details of this
home are just spectacular, she
says. The homes 200-foot deep
lot provides an abundance of
outdoor space for a family. Plus,
you can truly have a green life-
style here. Not only are you do-
ing so by preserving an older
home, but you can walk to ev-
erything from this house. You
can be on the Green Line or Me-
tra in minutes, and Whole Foods
and Trader Joes are just steps
away. This is truly a fabulous
location.

A
new storefront on Oak Park
Avenue in Oak Park is offer-
ing the community a product
that really isnt all that new.
Drawing on the techniques
used over a century ago, Heritage Tile
is bringing tile styles and techniques
from the past into todays home renova-
tions and restorations.
[We] really try to shed light on what
was distinctive about tile of an earlier
era, says Keith Bieneman, general
manager of Heritage Tile. There was
a difference in how tile was made and
used then. Our products really take you
back in time. They really create a sense
of place and authenticity.
Heritage opened its doors in Novem-
ber, bringing together three distinct
historical lines of tile. Subway Ceram-
ics, which are manufactured in
California, offer reproductions of pre-
war subway style tiles. The Heritage
line showcases other pre-war styles of
utilitarian kitchen and bathroom tiles,
including mosaic patterns, and is man-
ufactured in Wisconsin. Manufactured
in Cincinnati, Rookwood tile is a turn
of the previous century company that
has been reincarnated to manufac-
ture art tiles, often used in fire-
place surrounds or more high-
end applications.

We had Patti walk through our home to make suggestions to
improving the selling and marketing of our home. We followed through
on those suggestions. As everyone is surely aware, this is a diffcult
market right now. From the point of listing (March) to closing (August)
we easily had over 100 individuals come through the property. We
received regular e-mail comments from Patti regarding feedback
and input. Patti brought us three offers and at the end we had two
competing offers that allowed us to actually increase the selling price
by several thousand dollars as the potential buyers increased their
offer. WOW! This is a buyers market, but we believe because of
Pattis aggressive marketing and management of our interests,
she assisted us considerably.
- Donald Gradman
Ten years ago my mother downsized and bought a townhome in
River Forest. Patti handled both aspects with integrity, effciency and
friendliness. This year my mother passed away and I contacted Patti
to handle the sale. She provided an excellent analysis, suggested
a selling price and provided tips on preparing the townhome for a
good showing. We were leaving for an extended vacation a few days
after the initial listing. Patti suggested we sign a power of attorney
naming our daughter as our agent just in case. Given the market,
we thought this was probably an extra detail, but we respected
Pattis advice. Much to my joy, six days into my vacation, I received
an email that a bid had been offered. By the time we returned from
our vacation the closing was only a few weeks in the future. Patti did
a very good job and I highly
recommend her.
- Marie DelBene
We really loved working with Patti to fnd our home. After our
frst meeting, she had a great feel for what we were looking for
and directed us to listings that she knew wed love. Her deep
knowledge of the area really paid off for us. When we found the
one we liked, Patti was a tremendous negotiator and advocate
for us, helping us to quickly reach an agreement with the sellers,
and working with us on resolving several tricky post-inspections
problems. We plan to live in this house forever, but if we do buy
or sell for some reason in the future, theres no doubt well call
Patti right away.
- Sharon Barry & John Scholvin
Patti was extremely easy and fun to work with. As frst time home
buyers, we knew very little about what to expect. Patti made the
process very transparent, and really gave us an education about
each house we saw. We learned so much from working with her.
She is an outstanding Realtor who is genuinely concerned about
helping her clients make a good, informed choice. We would
defnitely work with her again and recommend her highly to
others.
- Melissa Schnyder & Derekh Cornwell
Being a frst time home buyer, I was very apprehensive about the
whole process, but working with Patti made things very easy. Patti
is very knowledgeable about the Oak Park/River Forest real estate
market and only wants the best for her clients. I appreciated her
honesty and willingness to fnd the best property for me. I would
highly recommend Patti Sprafka Wagner to anyone!
- Jennifer Koetsier
HOMEBOOK // Spring 2012 19
In bringing the three lines
together under one umbrella,
Bieneman says the company
had a two-pronged mission.
First we wanted to repro-
duce all the elements that were
available to pre-war craftsmen
when a lot of historical homes
were originally built, he says.
Secondly, we wanted to edu-
cate architects, designers and
homeowners on the historic
tiles value and why these tech-
niques are worth preserving.
It really adds value to a home
to preserve the style that was
there originally.
Bieneman notes that the
tiling process prior to World
War II was quite different
from the modern products
produced today.
For about a 40-year pe-
riod, tile work was very simi-
lar and didnt really begin to
change until the Depression
and World War II. Pre-war
tiling was very utilitarian in
the sense that it was very pre-
cise, very sanitary and easy
to maintain, explains Biene-
man. All of the tiles and ac-
cessories were integrated into
a design. From towel bars to
soap dishes to more intricate
tiles to make a joint or a curve,
every need was anticipated
with a matching piece of tile.
While todays tiles might be
made to function with miters
and cuts, earlier work had in-
dividual tiles to meet the needs

of a job. Heritage Tile main-
tains reproductions of period
tile catalogues, showing the
wide range of products once
used in homes and businesses.
Heritage Tiles products
have been available for years
to architects, designers and
knowledgeable homeown-
ers, but by opening their first
storefront in Oak Park, the
company hopes to expand its
reach. Bieneman says that
Oak Park, with its stock of
historical and architecturally
significant homes, was
a natural fit for the
store.
In most homes of a
certain era, kitchens
and bathrooms have
been updated since
they were first built
and little of the original
tile remains. We offer the
expertise to replicate the
appropriate kind of tile
for a home or building. For
instance, in Frank Lloyd
Wrights Harry Goodrich
home, we have assisted in an
ongoing restoration.
Heritage used Subway Ce-
ramics brand of authentic
subway tile as well as un-
glazed porcelain floor mosa-
ics in a bathroom renovation
of the Goodrich home, which
was built in 1896. The com-
pany restored the simplicity
of the homes original period,
using an Avalon restoration
glaze to achieve the look of
a vintage patina and radius
trim elements to replicate the
cleanly finished corners that
were typical in early 20th cen-
tury tile work.
Heritage has also worked on
large scale commercial proj-
ects. The company has played
an integral role in restoring the
original Rookwood Tile in Chi-
cagos Monroe building. Built
in 1912, the Romanesque style
structure includes tiled floors,
walls and vaulted ceilings.
Farther from home but with
an Oak Park connection, Sub-
way Ceramics was the exclu-
sive tile supplier in the
restoration project at
the Historic Park Inn Hotel in
Mason City, Iowa, a landmark
Frank Lloyd Wright restora-
tion project. Subway Ceramics
provided all of the historically
correct subway tiles walls and
hex mosaic flooring in the
bathrooms as well as repro-
duced the original lobby floor
pattern.
Bieneman notes that while
Heritage is prepared to handle
the most historically signifi-
cant of projects, the company
has many tile lines.
We offer lines other
than the Subway Ceramics,
Heritage Tile and Rookwood
lines. We really want to offer
the Oak Park community a full
service tile store. We can serve
all budgets.
