Following Landlord's consent, Tenant shall have the right to place on the Leased Premises, at locations selected by Tenant,

any signs which are permitted by applicable zoning ordinances and private restrictions. Landlord may refuse consent to any proposed signage that is in Landlord's opinion too large, deceptive, unattractive or otherwise inconsistent with or inappropriate to the Leased Premises or use of any other tenant. Landlord shall assist and cooperate with Tenant in obtaining any necessary permission from governmental authorities or adjoining owners and occupants for tenant to place or construct the foregoing signs. Tenant shall repair all damage to the Leased Premises resulting from the removal of signs installed by Tenant.

Obstruction of Ingress/Egress of Walkways in Common Areas Signage Restrictions, Guidelines, and Approval Requirement Restrictions on Lodging, Cooking; Permissibility of Lunch Area Guidelines on Janitorial Services Guidelines on Keys, Duplication Restrictions on Flammables, Pollutants, and Pets Landlord's Right to Prevent or Limit Building Access Building Directory Restrictions on Exterior Windows Landlord's Right to Regulate Deliveries and Messengers Securing the Building and Preventing Waste Use of Restroom Facilities Permitted Sale of Goods or Merchandise, Manufacturing Restriction on Installations on Roof or Exterior Walls Permissibility of Motorcycles, Scooters, and Bicycles Approval Requirement for Hand Trucks, Material Handling Equipment Refuse and Refuse Bins Prohibited Marketing Activities within Building Landlord's Right to Waive Rules as Necessary Landlord's Right to Make Additional Rules as Needed

No Interference Tenant shall not conduct its business in such manner as to create any nuisance, or interfere with, annoy or disturb any other Tenant. Use of Common Areas No showcases or other articles shall be put in front of or affixed to any part of the exterior of the Building, nor placed in the halls, corridors or vestibules without the prior written consent of Landlord. Music Tenant shall not permit the operation of any musical or sound producing instruments or device which may be heard outside Leased Premises. Accessibility Tenant shall not block or obstruct any of the entries, passages, doors, elevators, elevator doors, hallways or stairways of Building or parking facilities.

Deliveries and shipping of goods and merchandise in or out of the Property must be made only through the

service entrances, service elevators, loading docks, or other designated shipping and receiving areas. Shipments and deliveries must be made at times that do not cause inconvenience to tenants or patrons on the Property. Leased premises must be kept clean and free of debris. Trash must be deposited into appropriate receptacles.
