THIS AGREEMENT OF LEASE is made on this 20th Day of Jan 2006

BETWEEN Jatin Kakkar, S/o Mr. V P Kakkar, aged 29 Years residing at # 256
Model Town, Sonipat, Haryana - 131001, hereinafter referred to as LESSOR
(which term shall unless repugnant to the context mean and include his/her
heirs, legal representatives, assigns and administrators) of the ONE PART :

AND :

Mr. Ved Vyas, S/o Shri C B Narayan Singh, Chhitrour, Begusarai, Bihar,
-851129, hereinafter referred to as the LESSEE (which term shall unless
repugnant to the context mean and include its successors-in-interest) of the
OTHER PART :

WHEREAS the Lessor is the absolute owner and in possession of the


immovable property bearing Flat No. C-407, Purva Heights, Bilekahalli, B G
Road, Bangalore - 560076, fully described in the Schedule hereunder and
hereinafter referred to as the Schedule Property:

AND WHEREAS the Lessor is desirous of giving on lease the above mentioned
property and the Lessee is desirous of taking on lease the schedule property on
the terms and conditions hereinafter contained ;

NOW THIS AGREEMENT WITNESSES AS FOLLOWS :

1. The Lessor shall lease and the Lessee shall take on lease the property
on the terms and conditions hereinafter contained.

2. The lease of the schedule property shall commence from the


<Le_Date>6 and shall in the first instance be for a period of <Period>1
months. The lease may be renewed there after for a further period of 11
months with an increase of 10% on monthly rent payable.

3. The Lessee shall pay a monthly rent of <Rent> <Words> during the
period of Lease for the schedule property. Such rent shall be paid by the
Lessee to the Lessor by cheque on or before the 5th of each month.
Such payment representing rent payable for the current month.

4. The Lessee agrees that upon or before taking vacant possession of the
scheduled property in pursuance of this lease agreement it shall pay the
Lessor a sum of <Deposit> <Words1> as security deposit which shall be
refunded by the him/her to the lessee without interest simultaneously with
the lessee handing over vacant possession of the schedule property to
the Lessor.

5. Charges for electricity, & water consumed in the schedule property shall
be borne and paid by the Lessee.

6. The Lessee shall not sub-let the schedule property or part with
possession or occupation thereof or transfer or assign the tenancy rights
in favour of any one else except as hereinafter stated.

7. The Lessor shall bear and pay the property taxes, rates and cesses etc.,
payable to the Corporation of the City of Hyderabad in respect of the
schedule property as also any increases therein.

8. The Lessee shall not make any structural additions or alterations in the
schedule property without the consent of the Lessor and will not remove
any fittings and fixtures.

9. The Lessee shall keep and maintain the schedule property in good
condition and repair subject to normal wear and tear .On expiry of the
lease period the Lessee shall quit and deliver vacant possession to the
Lessor, on the Lessor simultaneously refunding the deposit amount of
<Deposit><Words1> as hereinbefore referred to.

10. The Lessor or their authorised agents shall after due notice and during
day time, be entitled to enter upon the schedule property and inspect the
same to satisfy themselves that the schedule property is used in
accordance with the terms of the lease.

11. The Lessor covenant with the Lessee that the Lessee on paying the rents
hereby reserved shall be entitled to the peaceful possession and quiet
enjoyment of the schedule property during the period of the lease.

12. In the event of the Lessee failing to pay the rents consecutively for a term
of Two months or committing breach of any other term of the lease, the
Lessor shall be entitled to terminate the lease and re-enter upon the
schedule property.

13. Notwithstanding anything hereinbefore contained either the Lessor or the


Lessee shall be entitled to terminate this agreement/lease by giving to
the other <Not_Period> month written notice in that behalf. The
lease/agreement shall stand automatically terminated on the date so
mentioned in such notice. On such termination, the Lessee shall quit and
deliver vacant possession of the schedule property to the Lessor on the
Lessor simultaneously refunding the amount of security deposit, without
any interest.
