6. If any part of this agreement is invalid,

illegal, or unenforceable, the remaining
parts shall not be affected and shall  
remain in full force and effect.

7. This agreement shall be binding upon   |
the parties, and upon their heirs,
executors, personal representatives, and 
assigns. No person shall have a right to

cause of action arising out of this

agreement except those who are parties to 

it and their successors.

8. The Buyer has the right to assign his |
rights and obligations deriving from the
present agreement to any third person, 
and the Vendor undertakes to register the 
property on the name of such a person

indicated by the Buyer provided that the 
sale price is fully settled by the time.

5. In case the Buyer delays the payment
of any sum of money which has become
due under this agreement, without
prejudice of the other rights of the Seller
gives the Seller the right to terminate

9. This instrument, including any

attached exhibits and addenda, constitutes
the entire agreement of the parties. No
representations or promises have been
made except those that are set out in this
agreement. This agreement may not be
modified except in writing signed by all
the parties.
10- All the terms and conditions of the
present agreement are of the essence of
the contract and any breach of them by
any party will give the injured party the
right to claim damages and costs.
