CHESTERFIELD VILLAGE HOMEOWNERS ASSOCIATION, INC Minutes of the Board of Directors Meeting The Board of Directors of Chesterfield Village

Homeowners Association, Inc., a Missouri non-profit corporation, held its monthly meeting at the Chesterfield Village Homeowners Association Clubhouse in Springfield, Missouri, on December 3, 2007 at 7:00 p.m., pursuant to the notice posted at the Association Clubhouse. The following Directors of the Corporation were present: Pam Breedlove, Kathey Grodi, Mary Myers, Dr. Ramon Shane, and Dwane Turnage, A. Secretarys Report Minutes from the November 5, 2007 CVHA Board Meeting were distributed and read by Pam Breedlove. A motion was made by Dr. Ramon Shane and seconded by Kathey Grodi to accept the minutes as read. Motion passed. B. Treasurers Report President Turnage reported in Julie Masons absence that our two certificates of deposit have amounts of $34,685.27 and $32,348,98. The money market amount has $13,774.33, and we have $50,884.02 in our checking account. Approximately half of the homeowners CAMS dues have been paid. C. Grounds Report

Vice President Dwane Turnage shared that he found water rushing out of the first pump at the pool when he returned on Thanksgiving weekend. After discussion, Directors felt that the pool company was at fault when they neglected to turn off this pump during the fall service call. A new pool cover and repairs to pumps will probably be necessary in 2008. Dwane shared that the City will deliver new trees for the Boulevard and have the holes dug and th ready for homeowners on Saturday, December 15 . He requested that Board Directors call neighbors about volunteering that morning to help plant and mulch the trees. Residents are asked to meet at the corner of Scenic and W. Westview at 10:00 a.m. with shovels and rakes. D. Clubhouse Report

Board Director Mary Myers reported that 2007 Clubhouse rentals were twice the number for 2006.

E. Neighborhood Watch Report No report due to the absence of Linda Becker. Directors talked about the two home burglaries that had occurred during Thanksgiving on LaSalle Street. One homeowner was actually at home when her house was broken into. Linda had called Block Captains, urging them to share the information with residents in their zones and to give the correct date for the annual homeowners association membership meeting.

F. Pool/Tennis Courts Report Dr. Shane will contact our pool service company regarding the water leak. All resident clubhouse swipe cards will be collected this winter for reprogramming. G. Architectural Control Kathey Grodi reported that we have reviewed eight covenant violations during the current year and had one request. The unresolved issue remains the fence at the Bakare residence on Dearborn Avenue. Our next step is to take legal action, either a lien against the home or an injunction. The latter appears to be the more appropriate action, since it is immediate.

Old Business Discussion resumed regarding the water drainage concerns on W. Westview in front of the Clubhouse. An inspection by Springfield City Utilities Public Works Department indicated that CVHA is responsible for its water run off and that drainage easement issues will be enforced. Our attorneys opinion was that CVHA was not at fault and that the condominium units builder should have made the necessary arrangements. Two estimates were $7,400 from Reed Plumbing and $6,980 from the Farr Company. The latter company will not reseed the ground area. Directors agreed that we should contact a private engineer for recommendations. President Turnage recommended that the engineering firm of Palmerton and Parrish look at the problem. Pam Breedlove made a motion that we indeed contract services of this firm; Kathey Grodi seconded. Motion carried. New Business President Turnage encouraged Directors to visit with neighbors who might serve on the 2008 CVHA Board. Directors Pam Breedlove, Kathey Grodi, and himself conclude their terms of th service. Our annual membership meeting is Tuesday, December 11 at 7:00 p.m. in a meeting room at the Chesterfield Family Center, as indicated in the CVHA Bylaws. An incorrect date was printed in the recent newsletter; block captains were asked to clarify that information and share about the recent home break-ins. The correct meeting date has been posted on our CVHA website since mid-November. Dr. Shane made a motion that the December CVHA Board meeting adjourn; Pam Breedlove seconded the motion. Motion passed.
