commercial location of the city

services sector
 One dedicated person as Management Representative of the
project with a strong background in the service industry or
institutional business (shall be preferred)
 A complete alignment with Tech-Gurukul’s core business

2 Site Requirement

1. The site should be located on the main road with free flow of traffic.
This will ensure students’ access to the centre through public
transport i.e. buses and coaches etc., as well as high visibility.
2. The site must be either in a well known building or near a landmark,
e.g. near a place where college or institution is located.
3. The building/site should be visible from the main road and must not
be obscured by some other building. This is essential as the signage
of the centre requires to be visible from a far.
4. The building must have essentials like; electricity, elevators, sufficient
provision of phone lines, self generation capacity for power outages
(preferred) and continuous supply of water. Picture 25
2 Site Requirement

5. The building where the centre will be established must have a modern
look. It must have available space of carpet area of 1000 – 1500 sq ft
on the 1st floor (Preferable).

6. The landlord of the building must allow for:


- Placement of signage on the rooftop or on the face of the building.
- Placement of a 25 KVA generator; (if required)
- Placement of security personnel at the centre.
- Separate parking for center's staff and students. (optional)
- Entering into 3 years lease with option to extend.
- Regular Maintenance and upkeep of the building common areas, lifts,
