The 6- Unit Townhouse is a proposed project that will be built in a 900 square meter lot along the 16th Avenue of Quezon City. With the rising demand for residential structures, the project aims to provide dwellings for families looking for a residence in the growing city furthermore, granting the privilege of accessibility while maintaining the essence of a home. The site may be accessed in various ways: Those who are entering from Epifanio De los Santos Avenue, are highly preferred to access via Main Avenue. Those who are coming from the eastern part, or the Katipunan Avenue, P. Tuazon Boulevard would provide the best route to the 16th Avenue. The site is surrounded by various establishments such as: Emilio Aguinaldo Elementary School, Dona Josefa E. Marcos Elementary School, Stella Maris College, Murphy Public Market, Technological Institute of the Philippines, and Araneta Center Cubao which features the Farmers Plaza, Ali Mall, Araneta Colliseum, SM Cubao, and the Gateway Mall. The location of the site also provides an ease of access to Katipunan Avenue, another hub of business and leisure establishments.

Amihan, the cool northeast wind, passes through the back of the site, while Habagat, the west wind, runs through the frontage of the site giving much opportunity for natural ventilation during the summer season.
Floods and other effects of the rain excepts the site from its damage. Further provisions regarding storm water treatment may no longer be necessary. This inference is according to the flood map provided by Project Noah.
It may be assumed that the noise that would affect the total ambiance of the site will come from the 16th Avenue. 6-Unit Townhouse; 16th Avenue, Quezon City The project was envisioned to be a 6-unit townhouse located along 16th Avenue in Quezon City. It must also pander to the migrating families and or those who are seeking residence within Quezon City. Furthermore, it is essential to create an ambiance of serenity, a quality that is fundamental to call such a place home.
THE DESIGN DESIGN OBJECTIVES The design must be able to fully identify the essence of a home. The main objective is to be able to create a 6-unit townhouse that is fully adaptable to the needs of urban living. The design must also appeal to the needs of the target market: suburban dwellers seeking residence to the developing city, hence, the design needs to be analyzed for its marketability and sustainability. 6-Unit Townhouse; 16th Avenue, Quezon City DESIGN CONSIDERATIONS A townhouse, is a residential type structure wherein one or both sidewalls are shared or are adjacent to the units beside them. In basic terms, the townhouse is quite similar to row houses however, townhouses are much more upscale and extravagant in comparison to the row houses. If the townhouse is to be purchased not leased, the owner of the unit will also be granted the land or the lot where the unit resides in, unlike in the case of condominiums wherein each owner will share the common spaces. Townhouses may also grant frontages for greeneries or for simple ornamentation. This is altogether different for condominiums which authorizes strict policies regarding exterior ornamentation and decoration. Home Owners Associations are much more lenient and liberating in townhouses, contradictory to the HOA of condominiums which are strict with such policies. 6-Unit Townhouse; 16th Avenue, Quezon City CHAPTER 3: References 6-Unit Townhouse; 16th Avenue, Quezon City Lot Planning a. Access to the Property Direct access to the single-family dwelling shall be provided by means of an abutting public street or pathwalk. However, pathwalk shall only be allowed as pedestrian access to property for Socialized Housing projects. b. Access to the Dwelling Unit An independent means of access to the dwelling unit shall be provided without trespassing adjoining properties. Acceptable means of access to the rear yard of the dwelling unit shall be provided without passing through any other dwelling unit or any other yard. c. Open Space Requirements Open spaces shall be located totally or distributed anywhere within the lot in such a manner as to provide maximum light and ventilation into the building.
d. Sizes and Dimensions of Courts or Yards The minimum horizontal dimension of courts and yards shall not be less than 2.0 meters. All inner courts shall be connected to a street or yard, either by a passageway with a minimum width of 1.20 meters or by a door through a room or rooms. Every court shall have a width of not less than 2.0 meters for one and two storey buildings. However, this may be reduced to not less than 1.50 meters in cluster living units such as quadruplexes, row houses and the like, one or two stories in height with adjacent courts with an area of not less than 3 square meters. Provided, further, that the separation walls or fences, if any, shall not be higher than 2.0 meters. Irregularly shaped lots such as triangular lots and the like whose courts may also be triangular in shape may be exempted from having a minimum width of 2.0 meters, provided that no side thereof shall be less than 3.0 meters. STANDARDS AND GUIDELINES 6-Unit Townhouse; 16th Avenue, Quezon City Frontages and Setback Provisions: The townhouse will follow the setback requirements of the row houses or having 4 meters frontage Firewall Provisions: Whenever a dwelling abuts on a property line, a firewall shall be required. The firewall shall be of masonry construction, at least _150rnilimeters or 6 inches thick and extend vertically from the lowest portion of the wall adjoining the living units up to a minimum height of 0.30 meter above the highest point of the roof attached to it. The firewall shall also extend horizontally up to a minimum distance of 0.30 meter beyond the outermost edge of the abutting living units. A firewall shall be provided for duplex/single attached units and at every unit for row houses. No openings whatsoever shall be allowed except when the two abutting spaces of 2 adjacent living units are unenclosed or partially open, e.g. carports, terraces, patios, etc.; instead a separation wall shall be required. Ceiling should be compartmentalized and should not be continuous from one living unit to another Ceiling Height: Minimum ceiling height for habitable rooms shall be measured from the finished floor line to the ceiling line. Where ceilings are not provided, a minimum headroom clearance of 2.0 meters shall be provided. Mezzanine Floor Provisions: Mezzanine floors shall have a clear ceiling height of not less than 1.80 meters above and below it, provided that it shall not cover 50% of the floor area below it.

6-Unit Townhouse; 16th Avenue, Quezon City Doors a) A minimum of one entrance/exit shall be provided where the number of occupants is not more than 10 and 2 entrances/exits where the number of occupants is greater than 10. b) Doors shall have a minimum clear height of 2.0 meters. Except for bathroom and mezzanine doors which shall have a minimum clear height of 1.80 meters. c) Minimum clear widths of doors shall be as follows: Main Door 0.80 m. Service/Bedroom Doors 0.70 m. Bathroom Door 0.60 m.
Windows a) Rooms for habitable use shall be provided with windows with a total free area of openings equal to at least 10% of the floor area of the room. b) Bathrooms shall be provided with window/s with an area not less than 1/20 of its floor area. c) Required windows may open into a roofed porch where the porch: c.1 abuts court, yard, public street or alley, or open water course and other public open spaces; c.2 has a ceiling height of not less than 2.0 meters.
