Planning Considerations
Distribution
Refers to the placement , location, and arrangement of each room
unit in relation with each other as to functions and coordination.

Circulation
Traffic and movement of the occupants inside the building that should
not be hampered by any obstacles;

Lights and Ventilation
per section 808 of the NBC , Every room intended for any use, not
provided with artificial ventilation system as herein specified in this
Code, shall be provided with window or windows with a total free area
of openings equal to at least 10% of the room floor area of room, and
such window shall open directly to a court yard, public street alley, or
open water courses

Planning Considerations
Size, Areas and Shapes
per section 806 of the NBC , The minimum size of rooms and their
least horizontal dimensions shall be as follows:
1. Rooms for human habitations = 6 sq.mts with a least dimension
of 2.00 meters.
2. Kitchen = 3.00 sq,mts with a least dimension of 1.50 mts.
3. Bath and toilet 1.20 sq.mts with a least dimension of 0.90 mts.

Orientation
Refers to the position and direction of the sunrise and sunset, and the
prevailing wind directions for the year round;

Zoning Laws
Consultation of the zoning ordinance before deciding he final site of
the building (i.e. residential, industrial and commercial zones)
Planning Considerations
Height
per section 807 of the NBC , - The minimum air space be provided as
follows:
1. Habitable Rooms - - - - - - - - - - - 14.00 cu.m. of air space / person
2. School Rooms - - 3.00 cu.m. with 1.00 sq.m. of floor area/person
3. Workshop, Factories & Offices - 12.00 cu.m. of air space / person
per section 805 of the NBC , for ceiling heights:
1. Habitable Rooms with Natural Ventilation shall have a ceiling
height of not less than 2.70 mts.
2. Habitable Rooms with Artificial Ventilation shall have a ceiling
height of not less than 2.40 mts measured from floor to ceiling.
For buildings more than one storey high, the minimum ceiling
height for the first floor shall be 2.70 mts and 2.40 mts for the
succeeding floor. The succeeding floors shall have an
unobstructed typical head room clearance of not less than 2.10
mts above the finished floor.
3. Mezzanine Floors shall have a clear ceiling height not less than
1.80 mts above and below it.
