GROSS FLOOR AREA (GFA)


DEFINITION

The total covered and enclosed floor area of each


floor of a building measured from the internal face of
external walls, or from the internal face of walls
separating the building from any other building,

HOW IS GFA CALCULATED?

Net Floor Area can be divided into 4 categories.
1) USABLE AREA
2) CIRCULATION AREA
3) ANCILLARY AREA
4) INTERNAL DIVISIONS
) The sum of the areas of these 4 categories will equal the gross floor area

1) USABLE AREA
Total Area of all enclosed spaces fulfilling the main
functional requirements of the buildings.
The actual usable space occupied from inside face of
walls of all interior spaces related to the primary
function of the building.
Usable square footage does not include common
areas of a building such as lobbies, bathroom,
stairwells, storage rooms, and shared hallways.
For our Elemental Cost Analysis, this was the area of
the condo units.

2) CIRCULATION AREA
Circulation area is the square footage in a
building which provides people with access to
the all of the spaces within the building.
The Total Area of all enclosed spaces that form
corridors, staircases, lift wells and the like.

3) ANCILLARY AREA
Total Area of all enclosed spaces for public toilets, lift,
motor room, wet riser cold water system, bas electric
chamber, refuse chamber.

4) INTERNAL DIVISIONS
This covers the area occupied by partitions, columns,
internal partitions, internal walls and party walls.
