CONCEPT AND CONTENTS
INTRODUCTION
Mode of construction varies from region to region depending on
availability of materials, motive of owners, labor, weather, culture.
PURPOSE OF BYE-LAWS
If certain rules and regulations are not made, the owner may
construct a building as per his will and fancies.

Different people have different design requirements. The design


used by one may effect other people living in the vicinity.

Hence it is essential to maintain some rules to provide proper


safety, privacy, security, comfort and peace with neighbours.
CONCEPT OF BYE-LAWS
Not all laws are made by the government. SomeActs of Parliament
give other organisations the power to make laws usually local
councils. These local laws are called bye-laws.

Building Bye laws are the rules and regulations to be followed


while constructing a building set forth by the concerned
government authorities.

It should be updated time to time.

All the government and non government authorities work


according to the building bye-laws applicable in their locale.

The Building By laws should be followed strictly by any person or


organization who plans to construct a building.

BBMP- Bruhat Bengaluru Mahanagara palike

Approved by the government in their order no.UDD/223/MNU/2001

Published in pursuance of section 428 of the Karnataka Municipal


Corporation Act 1976

This Bye-laws shall be applicable within the jursidiction of the


Bengaluru Mahanagara palike.

This Bye-laws came into operation from 5th of June 2004.

It consists of 5 parts and schedules, each part dealing with


different topics.
OBJECTIVES OF BYE-LAWS
Allows disciplined and systematic growth of buildings and towns.

Prevents haphazard development.

Provides proper utilization of space. Hence maximum efficiency


can be derived by these bye-laws.

It gives guidelines to the engineer and architect for effective


planning.

Provides safety for the buildings from structural failures.

Each building will have proper lighting and ventilation.


PART I - SOME
TERMINOLOGIES
Building line: The line up to which the plinth of buildings may lawfully
extend within the plot on a street and includes the line prescribed.

Covered area: Area covered by the building immediately above the


plinth level.

Carpet area: The area which is enclosed within the walls, actual area to
lay the carpet. This area doesnt include the thickness of the inner walls.

Plinth area: It is the built up covered area of the building immediately


above the plinth level.

Mezzanine floor: Intermediate floor between the ground floor and the
first floor.

Floor area ratio(FAR): Quotient obtained by dividing the total covered


area of all floors by the area of the plot.

REQUIREMENTS OF BUIDING SITE:

FAR and ground coverage


Setbacks and projections
Basement and parking spaces
Area and area usages
Site design and service design
Building height
DISTANCE OF BUILDING FROM
ELECTRICAL LINES
SETBACKS:
The distance by which a building or part
of building is setback from the property line .
FAR (Floor Area Ratio)
The quotient obtained by dividing the total
covered area of all floors by the area of the
plot.
FAR for residential building is ranging from 1
to 2 depending on the type of construction.

For eg: plot area=15m*20m=300sqm,


FAR=2,
Ground cover (after set back)=150sqm,
Total build up area=2*300=600sqm
Total number of floors that can be
constructed=600/150=4storeys.
COVERAGE AREA
Coverage area is the ratio of build up area
to the plot area.
