Hong Kong
Centralized Server Retrofit Project of Carrier Building

Renowned
Management System (BMS) for a renowned university campus
in Hong Kong

University
This is one of the most most prestigious university in Hong Kong. Its main campus consists of
thirty five buildings including academic building, lecture theatre, amenities centre, student hall and
laboratory.
Location:
Hong Kong

Campus
Carrier was selected to be the BMS sub-contractor for a four buildings retrofit project, including
two academic and laboratory buildings, one amenities centre and one composite buildings, all
share the same server at the estate office over the intranet of the university.
Project Type:
University Campus with Multi-buildings
including theatres and laboratories

Building Age:
17~20 years

Building Type:
Physics & Chemistry Twin Concrete & block

Buildings (Classroom & Building Usage:

Academic building
Laboratory)
Objectives:
The Physics and Chemistry Buildings are twin Reliability, energy saving, and effective
buildings opened in 1994. Both are with seven building management and operation
storey high. The original building control system
used pneumatic and the user decided to have an Decision Drivers:

upgrade. Carrier was chosen to be the new <New Chiller Plant Control Logic> management integration
direct digital control system provider.
The new chiller control logic considers each
chiller capacity in addition to the header Design Considerations:
The buildings are host of Faculty of Physics and Enhance operational efficiency of overall air-
supply temperature. This ensure full chiller

Energy Saving in Lecture Theatre (Access Card System
Integration)
The Carrier BMS system has integrated with the theatre access card system in the four lecture
theatres of the buildings. This allows the system to pre-cool the lecture theatre before lecture time
and adjust temperature setpoint according to actual access situation.
Users can also adjust the pre-cool time according to different seasons and override the access card
system signal to turn on air handling unit manually. Graphic Interface for Lecture Theatre Air
Handling Unit
Web-Service and Location Privilege
Carrier web-base server can provide remote monitoring and control over the internet. The university
estate office has provided a fix IP address for the BMS server so that user can access the system
anywhere with internet connection.
Since the server is shared by four buildings and each is with different maintenance team. Carrier Carrier Control System
BMS system is able to just illustrate particular building to the corresponding team while the
management can have a whole picture of the campus.

Chiller High Level Interface

In the central chiller plant, Carrier BMS system integrates the control of the six Carrier 19XR
centrifugal chillers & 30HX screw chillers with different capacity and type of compressors. The BMS
system is able to monitor all chiller high level points including compressor load, motor winding
temperature, guide vane position, refrigerant temp & pressure, compressor oil temperature and
Chiller High Level Points Monitoring
pressure, bearing temperature, etc.

Trending and Reporting

Carrier BMS systems trending is user friendly. User can create a new trend chart with just a few
click. Each chart is able to accommodate maximum 16 points together. The maintenance team can
easily take reference on the trend chart in order to facilitate their work.
For reporting, user can either copy and paste the trend chart to excel table or pre-set a table format
report so that the server will send out e-mail to the management on a regular basis. The estate office
prefers a monthly report of chiller plant and Carrier has made use of the universitys SMTP server to Trending Chart
send out the e-mail report.
