Terminology

Building planning:
The arrangement of various building units by considering planning,
architecture, engineering,finance is known as building planning.

Building planning depends on location of site, local by laws,


environment conditions.

Significance:
1. To improve environment conditions.
2. To create healthy and happy atmosphere for accupants.
Scope of building planning:
1. To classify the buildings and requirements accordingly.
2. To classify the Rooms according to their specific use and
fixing min. Standards for each room .
3. To fix total height of building.
4. To provide arrangements for water supply and drainage.
Basic principles of building planning for residential building:
1. Floor space index.
Ratio of total built up area to the land of area on which building is constructed.
2. Roadside margin: 4.5 m
3. Area of rooms:
 Plinth height: 450 mm
 D.p.c: 40 thick of cement concrete (1:2:4)

Area of doors, windows and ventilators:
1/10 of floor area- dry conditions
⅙ of floor area- wet climate
Ventilators: 0.3 m ^2

Staircase: area not more than 12 m^2

Terminology

Lift : building with more than 3 floors excluding ground floor.

Height of compound wall:


Not more than 1.5 m on road side and gate shall open inwards
Other side height of wall is 1.8 m

Distance from building line of street: should not be less than 3 m


Selection of site

1. The soil should resist the load of structure.

1. The site should be plain.


2. Site should have general slope, to drain of rain water and also
for drainage .
3. The Civic services should be nearer to the site so as to utilize
their services with no extra charge.
4. Water table should be near to the existing ground surface.
6. Type of proposed building also effects the site selection.
7. The site of building should not be in depression. It will cause
drainage problem.
8. Good communication lines such ass roads, railways.
9. Residential building site should be away from the busy
commercial roads, hospitals,schools etc..
10. Site should be far from factories, workshops
Orientation:
Setting the plan of building so that it's main front
face is in perticular direction.
