The lot was located
along Marcoville St. and
it has an irregular shape.
Its terrain was relatively.
The lot’s area was
approximately 7,946.33
m2. It was nearby to
victory liner, Quezon
Elementary School, BWD
office, SM, etc. But as of
May 8, 2019, the site was
cleared-off for a possible
commencement on
constructing a building
on site.

Strengths:
 Public transportation is very accessible
 The lot is very wide and may be used to create more different recreational
activities, or maybe reserved for future expansion.
 The lot was located near CBD
 There was an available service road which may be highly utilized for the
development
 Other man made developments were a bit far from the site

Weaknesses
 The environment outside the site was unhealthy, knowing that it is exposed to
vehicular pollution
 Other nearby occupancies use the road as their parking area.

Opportunities
 The lot will be utilized more easily since that its flat
 Since the site has very wide area, it may incorporate other areas that may
ease the problems on its surrounding environment
 Its demand is not going to be a problem since the proposed area’s entry is
located along the main road and other public structures.

Threats
 If not planned well, the development may cause traffic
 The site might be heavily populated on peak hours; efficient distribution and
usage of areas must be highly considered.

Recommendations
 Parking area must be distinguishably placed on the part of the lot because at
present, parking lot was also not clearly indentified.
 Proper location and efficient planning of additional vegetation on the site must be
provided to be a buffer element from the noise and for the smell coming from the
surrounding environment and the road bounding the lot.
 Additional lighting elements must be provided to counter-act the elements of
illegal activities
 Adequate drainages must also be provided since that it could be a rainwater runoff
on rainy seasons because it was on a lower elevation compared to the adjacent
roads
 Usage of eco-friendly materials in cooperation to the green architecture
movement
